Hello all :) We are looking to move to a villa that has been vacant for a while. So the villa is pretty dusty etc, the pool water obviously is filthy due to no pumps running and the hot weather. The agent assures me that the villa will be cleaned and the pool re cleaned and re filled. He says its the landlords responsibility.
This is our first move and am a little anxious to pay the full years rent up front (or 2 chqs) in case the cleaning isn't done? Is this something than I should be worried about or should I get it written into the contract?

Any help greatly appreciated :)

Hi, How I do it ... annoying and takes some time, but very helpful to have already in the first weeks in the new house a nice home ... 1) A thorough inspection to find major issues (paint, broken tiles, ..) as well as all the little things (re-aligning cabinet doors, ....). It sums up quickly to >500 ... so the landlord may pay the full package and you got ALL done, even the little things .. 2) Insist on proper (!) Maintenance service AFTER DEWA is reconnected, not only for AC, but also plumbing - some leakages may come up, once the pressure is on .... Also the pool - without prior maintenance I would not use it ... 3) Pest control. The little ******** maybe found a cosy place to wait the next occupants (cockroaches + bedbugs!) 4) Chck for MOLD ! Always a challenge to convince a landlord to pay mold removal, e.g. inside AC ducts!. This is what we found last time - unfortunately AFTER moving in ... lucky us that our maintenance company offers free inspection by video camera of the full duct length - so we had a "nasty" video recording to "discuss" with the landlord. At the end he paid for it (good will)... since I have Asthma a very relevant point... Cost to tenant, once moved in: 1) as comp99 mentioned, any blg maintenance <AED500 (standard tenancy agreement) 2) Cleaning, pestcontrol, gardening, if not included in the maintenance contract with any company 4) Any services, which are not "technical required", eg proper AC cleaning and any kind of disinfection. I believe most companies "clean" the filters only - with plain water

The agent can assure you what ever he think will make you sign the contract. The sooner you sign contract the sooner he gets his commission. You could either have the intial cleaning included in the contract or find out how much it would all cost and contact the landlord and offer to have it done yourself in exchange of him knocking off the required amount from your first payment (and of course mentioning it in contract as well). The later would mean lot of work for you but you would be sure of the quality of work done. I have a friend who leased a villa and contract stipulates maintenance under 500 Dhs is tenants responsibility any thing costing above 500 Dhs is landlord's responsibility. May be you can go for something similar?

To be completely honest the cleaning of the villa & pool will be of a substandard level. You will want to give it another clean, it's just how things are here. As for the pool this will be a once off and you will be responsible for maintenance once you move in, so investigate how much it will cost you to maintain and how often the company will vist. Find out if the LL has a maintenance contract with a company as these places are not built to a very good standard in general. It's very normal to pay 2 chqs that's how things roll here. Hope I haven't put you off just trying to give you my honest feedback of life here bye: good luck :biggrin:;)
