New Move in/out permit from Emaar

Hello Ladies,

Just passing this info regarding a new procedure being put in place by Emaar: a move in/out permit has to be applied for before moving in/out.

The service fees have to be paid BEFORE they will allow the permit. No fees = no rental as no move in permit. Good thinking but the " move out " one is a bit weird - maybe that is for sellers? I think it is. I will ask our Strata man in the building tonight

Sounds like a good idea except if they want service charges paid before allowing a move as then tenants will suffer if the owner has any unpaid dues. Exactly. I can see many tenants handing over the cheques before realising service fees are unpaid. This idea that LLs will be forced to pay service fees when an NOC is denied does not make sense. By then, the LLs will be laughing all the way to the bank, and tenants will be stranded. In theory it may sound like a good idea, but can you imagine if you lost your job and had to leave in a month (extreme case, but does happen) and your landlord hasn't paid his service charges. What then? Where would that leave the tenant. This may put the onus on the tenant to chase the landlord before being able to move their stuff out. Looks like developers are looking at 'ingenious' ways to getting owners to cough up money for service charges and this is the latest one. <em>edited by Alismum on 25/11/2013</em>
