A colleague of mine recently moved into a 2 bed Springs and he is convinced his old 2 bed apartment in JLT was far bigger, the bedrooms are tiny in the 2 bed Springs. I would not be suprised as the built up area for a villa includes the balconies and even the garage sometimes. You also lose space with the area around the stairs and landing so you could end up with less useable space in a villa.

I would suggest the OP to go around and have a look at the different houses in Springs and AR. My place is walking distance to Spinneys. Therefore, it is extremely convenient for me. However, if I were to live at AR, I would definitely need a car. I do agree that the quality of the houses at AR are better than Springs. As for design, go around and have a look. Different area of Springs have different layouts. We've seen so many area of Springs when we were house-hunting and we were surprised that there are differences even if you are comparing a 2M with another 2M as an exammple. The 2br villas are really small. If your budget permits, try to get at least a 3M which is 3room plus study. Its a bit more spacious. Otherwise, I personally would prefer to stay in an apt with facilities rather than the 2br villas at the Springs. JMHO.

We're into our 3rd year in Springs. We only had the problems mentioned by faireycakeyumm in our first year and it wasn't that bad then as well. We have not got anyone knocking on our doors nowadays. Its quiet and convenient. :) We had thought of moving to Ranches 2 years ago but find that it was not as convenient as Springs. :) We thought that but when u actually live there us more convenient .... U have many more shops and takeaways close by in motor city and no traffic getting out like the springs. Emirates rd is more central in getting to Dubai mall festival city and midriff and the airport. It's actually quicker getting to moe from the ranches then the springs. And there is less traffic and jams on the emirates rd than the SZ rd.... I always use Emirates road out of the Springs to get to work - 5 mins and I'm on it! It sounds like the place has changed alot since you lived there. New roads, no access to other parts. Never have any traffic issues at all. I don't think so. I'm there most days with school runs and kids have friends around there. There's never been probs getting on al kahl rd ...going to all the other areas there's traffic ... Back in june took me 20 min to get through traffic as it's backed up past the monty golf club to get on the SZ rd ....and the other way through the greens is just as worse. You can get in and out the ranches in 5 min and the the villa community. No traffic.

We've just moved out of a 4E in Springs 15 to the Ranches. We loved living in the Springs but wished we'd moved to the Ranches earlier. The community areas and pools are much nicer in the Ranches than the Springs, houses I feel are built much better, and designed so that there isn't as much wastage of space as in the springs. The Ranches is further out than the Springs it was 11km from my door in the Springs to MOE and it's 18km from my door now to MOE. Our DEWA bills in the 4E in Springs 2 adults 2 kids were 1000 aed per month during the summer and 400 aed in the winter. I dry all my clothes in the drier as we lived by the back road so as soon as you put stuff out it got covered in dust which used to drive me crazy. We only had people knock on our door the first couple of weeks we moved in. Now that we've newly moved into the Ranches we get the same knocks on the door once word gets around that you don't need anyone the knocking will stop. edited by starsouthern on 18/08/2011

Surely everyone's dewa is different doesn't matter where u live I live in a five bed detached with a pool and my dewa was 1500 to max 3000... Same when I lived in the springs it was around 2 k maybe up to 3 in the summer. It depends how much water and electric u use and wether you are here all summer......just cause my neighbours paid 1500 doesn't mean mine will be the same...the more u use the more u pay. We had lots of issues in the springs after living ther 2 years...one was local boys hanging about also hated the fact every week maids n gardeners knock all the time for work all the illegal ones they seem to let anyone in.....also people washing cars .....selling items in cars...things going missing from the garage... when we moved to the ranches you def get less of it up there, as less people are hanging about. And now in the villa community [b'>no one comes up this way l[/b'>ol. Only because they can't find it !!! lolol edited by Sue62 on 18/08/2011

They're extremely strict on the gates these days, never once have we had anyone knocking on the door. So why do they let me in then when I don't even live there lol in my community they won't let u in unless u have the sticker in your car. Also falcon city have there own remote controls so no one can get in unless you personally open the barrier. At the ranches they always stop me which is a grt thing. I think it's the worst security ever there. Just my opinion after living in a few communities around Dubai.

I lvoe the Springs, I think it's a really nice community. It's nice and quiet where we are, never had any issues. Can't fault it really. Can i ask how much you pay DEWA monthly?
