The Villa project - anybody IN THE KNOW???? why so CHEAP???

As we think we're being ripped off by our landlord we are lookig at other villas in our price-range, which is 135k and below for rent. We came across "The Villa" which offers 5 bedrooms, private pool on huge grounds for this price. I know there are no other facilities there but STILL why is it so cheap? Anybody lives there and can tell us anything about it???!!

Have to agree and I have lived in the Ranches, and Motor City and this is by far the most convenient in terms of traffic and proximity to American Hospital, Dubai Mall etc The traffic can be a disaster on Emirates road ( a lot of trucks ) . edited by salome on 08/07/2011 Traffic ...wat traffic? I live in The Villa its the best place for no traffic.. No one is quing up to get out onto the main rd like i did at the ranches and the springs, when i lived there. I've lived here for 1 year and have encounted no traffic or accidents on the emirates rd, and im on it twice a day. Also its more central to get to places from here...quicker to get to Dubai mall/festival city and mirdiff cc then the ranches and the springs. Also 15 min to American hospital straight down the Al Ain rd.

Many of the ones under construction next to completed ones are private land sales. Along with the empty sandy arqeas these are building plots for you to buy and build your own. When we moved in last June it was empty no landscaping, no lighting, people thought we were crazy. But as you say phase one is transformed and is looking fab.... There are quite a few plots of land for people to build on privately isn't there. Have seen numerous private builds slightly different from the rest. You can also see which sandy areas are for villas as you will spot the grey mains boxes on them.

I've been curious so we went to look at the Villa today. The first phase near the entrance looked fab with the landscaping coming along really well. The other phases didn't look so good and there does not seem to be any rhyme or reason to construction as you see completed villas next to ones under construction and there's lots of empty sandy areas. A friend told me that the whole place has come on remarkably in the last 6 months so in a few months time it may all be looking a lot better. The villas in the first phase must be commanding a much higher rental than those in the other areas?

We looked at falcon city, it is much closer to emirates road so am sure you would here the traffic. It has a very different feel to that of the Villa, the layout is much more on top of each other and the villa layouts didnt suit what we were lokking for. Our DEWA bill this month is 1500, we are in a 4/5 bed, no grass and no pool. The maids rooms are small but am told no smaller to those at the likes of the Ranches but havent seen them. There are no buses etc here, however, there is a good maids network and they all share transport so getting about isnt a problem. Again I have no problem driving on Emirates Road, my prefered route actually, just guess it is what you are used to.

WHY do all the new builds have tiny maids' rooms? I like the old Dubai villas where the maids have an external room and even a kitchenette. Seems inhumane to stuff them in a 'cupboard' albeit a cupboard with an ensuite.

How many villas are for rent at The Villas? It sounds tempting at that price. But what about the DEWA bills? What's the average? I ask as I currently live in a 3 bed, but 5 bedrooms at that price sounds an amazing deal, but perhaps the bills would be too much. What are the maids' rooms like? Internal or external entrances? I am thinking of moving in September.

Personally I would dread calling the emergency services wherever I lived here - we had to call out the fire brigade a while ago to an area of scrub land on fire behind our villa - 2 minutes from the Barsha fire station by the Barsha ID centre - it took over half an hour for them to work out how to get into that section of Barsha - very scary if it had been a house fire! I know some will possibly comment that Barsha is a bit of a rabbit warren, but so is any area if you don't know it (I for example get flummoxed in Mirdif) and surely the emergency services should be prepared and trained for this with the right equipment - seemingly not in this case as even the police who eventually turned up couldn't direct them adequately.

Emirates Rd is great for the airport too and even getting into Deira. I think there was originally an entrance/exit from the The Villa onto the Dubai Al Ain Rd as well as the By Pass Rd. That would make it even easier to get around. From the Ranches to Mirdiff CC is further than to MOE but because of easy accesss to Emirates Rd and then into MCC with the fly overs, it's much quicker - no traffic lights at all.

I have to agree. There are hardly any trucks on ER (not like in 2007) and it is always free flowing because there are so many lanes!

The traffic can be a disater on Emirates road ( a lot of trucks ) . It can be anywhere in Dubai. I was terrified of driving fullstop when we arrived but it doesnt bother me at all now, and the trucks arent actually too bad from my own experience of course. Never had an issue thankfully. At least the route in is much smoother, not having to stop and wait at traffic lights here there and everywhere..

It isnt established like the ranches. You have the convenience of a school, a variety of shops and places to eat, pools, tennis courts they all add to the rental price as many people will have those as a necessity. If you dont mind driving to play tennis or pick up some shopping then you wont find it an issue. But if you are used to having such things on your doorstep then for many it is a hassle to not have them. Also, the villas are here are new so there is an element of snagging to endure.... Some phases has little or no landscaping. We have been in ours just over the year and in terms of location and value for money we stayed put here. More and more people are moving in, so it will only be a matter of time before prices increase. If you are looking i would stick to phase 1 if you can find any or phase 2. Phase 3 has no security and there have been 1 or 2 cases of breakins. If you need a reliable agent call Mohammed at Green Heights, he is very good and a number of friends have now usee him to find places here, i was only speaking to him yesterday while walking the dog. Just mention that to him he will know who you are talking about. His number is 050 9022 778 if you decide to call him.

thnks emlsnre!!! Good to hear from sb who lives there, good tip re pools - thanks for that. Why do u think they are so cheap compared to i.e. the Ranches (for that money you only get 3 BR with study there) and certainly no own pool!. U know the Mazaya villas? I think they're the ones for 130k and we'll go see some tomorrow. I have no problem with the location, I think. Just really surprised about the price!!?!

It can be a bit of a pain if u run out of milk, but a bit of planning and it is not an issue. There are nk doorstep conveniences, but we are hardly in the middle of nowhere more like the middle of everywhere. Spinneys at Motor City and DSO take 15 to 20 mins which I incorporate with school runs. MCC, Festival City, MOE, Dubai Mall etc all within a 20 min drive. Villas are spacious, many have had issues with the ones already with pools, many not had use out of them for months. So that would be worth facoring in with any agreement you signed with the LL ensuring it is water tight or else reductions. Really nice community here albeit the lack of communal facilities.

I don't live there but it is the location which is the main reason for the lower prices. If you don't mind being a bit out in the sticks then people who do live there seem to like it. :)
