It depends partly on where you live or where you want to live, of course. Popular areas will allow less flexibility, but in a place like Discovery Gardens, where there are thousands of empty apartments and little in the way of facilities, rents are continuing to drop and 12 cheques are pretty common. Obviously the fewer cheques, the less you will pay. In DG it's also common to get 13-month leases, with the 13th month being rent-free.

I was told 1 cheque and a standard rent. I said no that I could get better deals elsewhere and they had to offer me something more. I got nowhere with the building manager. I spoke directly to my LL and after much negotiation he offered a 26% discount for 1 cheque, 15% for 3 cheques, 10% for 4 cheques or standard on 12 cheques. I paid with one cheque. So to answer your questions - One cheque is still around and many will start negotiations on one cheque. Yes, you can bargain. There is no such thing as proper policy IMO it varies from LL to LL. Nothing is enforced it is variable. Good Luck.

Is it still common, even with the economy like it is, only to accept one check? and there is no rent bargaining? Can someone please tell me what is proper policy? What is enforced for annual rental?
