Thanks I think I will get it fixed anyway, and get reimbursed! Make sure you get and keep the receipt. If LL refuses to refund you can take it to RERA if you want depending on the conditions stipulated in your lease agreement.

You need to check your contract, if your landlord doesn't have a maintainance contract you'll have to pay and get it refunded from the LL. My contract says something like: any small maintainance is tenants responsibility but any big maintainance is landlords responsibility. Some landlords have specific companies they'll refund for so just make sure you check for that in your contract too

Hi, I have just moved into The Views (Golf Tower 1), and the AC in my bedroom is not cooling. I called the maintenance number the concierge gave me, but they said I do not have a contract with them. The agent I deal with is on holiday until 11th Sep. Who usually pays for the maintenance? Is it the landlord or the tenant?
