Anyone living in Tiara Palm Jumeirah...desperately need advice!

Hi, we were planning to rent a 2 bedroom house in tiara palm jumeirah and were planning to sign the lease today. Yesterday we found out some stuff which has been a shocker for us and we are suddenly very confused whether to go ahead or not. It would be an enormous help if anyone could let me know if the below points about Tiara are true:

1) only 1 car park comes with the house and if you have a second car, there is absolutely no place you are allowed to park it in! You need to buy a car park at a fee of 12000 AED per annum (which is impossible for us since we were anyway stretching our budget for this house). I thought that for our second car we would not have designated parking slot, but there would be some additional vacant slots somewhere or visitors parking but the facilities management people said we need to buy a slot. I don't know if the rules are so strictly implemented or is there some way I can manage without buying a slot

2) guests of residents are simply not allowed to use the gym, pool, beach! I have a small baby and my mom was planning to visit for 15 days to take care of him. Will I have to tell her she needs to stay away from all facilities or are these draconian rules not enforced and I can manage to slip her in

3) guests of residents need to pay 20 AED per hour for parking if their stay exceeds 3 hours

I would really really appreciate any advice. We have been looking for a long time and had really stretched our budget to finalise on this house before we found out this stuff yesterday

It's pretty standard here that 1- or 2-bed apartments only come with 1 parking space. 3-beds are "supposed" to come with 2, but it's not guaranteed. If you're in a tower, or anywhere else with access-controlled parking, then there's really not much you can do other than use free street parking close by (if there is any), or simply pay up for the extra space.

Visited Tiara Apartments today, very strict on parking. First 4 hours free, then 20AED for every hour thereafter. Visitors parking very limited too.

I would definitely avoid Oceana if your baby has respiratory issues. I'm not sure about the current situation but last I knew of they had terrible issues with damp and mould from the AC.

Thanks so much for your replies Amelton, Judy, LB101, Kelly and Izzy. Izzy, you're right that I'm being silly thinking of Tiara when it's a bit out of my reach. Maybe it's because I have lived so long in a condo apartment in Singapore that I was afraid whether I'll be able to maintain a villa well by myself. I was looking for apartments but since my baby has a respiratory allergy, I wanted to live at least 200-300 metres away from a construction site or busy road. I liked the thought of Tiara /Oceana since two sides of the apartment would be just by the sea. Do you guys have any idea whether Oceana also has parking issues in the sense that will I be able to park my second car in visitor parking without having to buy anothercar park slot? Thanks again!

my good friend lives in tiara. i sometimes spend the day at her pool as her guest. never had any issues.

True on point 1. For point 2, there is no problem getting an I ternational visitor a temporary card for the gym and pool. As PP says, they just show their passport. On point 3, none of my friends have paid for parking as far as I'm aware.

Not a current resident but did live there until 2 years ago. points 1 and 3 are true yes. when we were leaving they were being strict on this - it was a right pain. on point 2 - when we lived there is you had an international visitor staying with you they could get a temporary pass to the facilities for free (pool/beach and gym). Not sure if this has changed though. You will not be able to slip someone in ever. the guards on the pool are long termers and they know every resident!

Hi Busy mama I don't live in Tiara but have visited and can confirm the problems regarding the parking. Yes the visitor parking area is strictly enforced. They give you a stamped ticket when you go through the security gate and you have to have it verified at the parking garage office before you can leave. Parking is very very scarce! Also, the nearest "extra" free parking available to use unless you are lucky enough to find one roadside outside the Shoreline residences is at Nakheel Park in the middle of the trunk. A bit of a hot walk in the summer. Hope this helps...
