Arabian Ranches/Motor City/Layan, etc - cost vs quality of life

Hi again. Hope I'm not trying the expat community's patience too much...
I've just arrived and am trying to set up a home for my family's imminent arrival. While we had been given a good spreadsheet of costs etc, inevitably we haven't factored everything in and there are significant up front payments required which we hadn't accounted for. The kids need to have some fun/treats when they turn up to help settle them in and I want to indulge them a little to enjoy what Dubai has to offer, for which disposable income is crucial.
As such, I think our budget means my family needs to look at a per annum rent of around 90kAED - above that and it would need to be justifiably worth it.
We had been looking exclusively at Arabian Ranches and there are good 2 beds (plus maid/study) in Al Reem. However, I think I've done the classic expat thing and tried to get it all nailed ASAP, looked only at one option and haven't properly taken into account that there may be alternatives. What we want/need may not be what found simply by looking in this one very attractive option.
So, what do you, with experience, reckon?
We need a two-bed (by Dubai's definition) home as a maid's/study room would be perfectly adequate as a third when guests turn up or the two kids start tearing chunks out of each other and need to be separated. Doesn't have to be a house but we want a proper community where kids get to play out and socialise. As such, a communal pool and play area with basketball and tennis courts will be top of our requirements. They will be attending JESS AR and I'd like them to be able to 'hang-out' (I can do 'down with the kids' ;-)) with school friends in an ideal world but at least with kids of their age.
My boy will need child care after school as he is currently too young to join in organised activities.
My wife and I will be happy wherever the kids are happy, we'd just like (and I do mean 'like' as beggars can't be choosers) an area outside where we could entertain a few friends in our own private little area in a property around that budget - courtyard would do, it doesn't have to be a garden.
So, what do you reckon? Is Layan worth a look - very few people seem to be talking about it at the moment? Motor City seems more expensive that AR? Are school bus routes ok from these areas or would we have to have a second car to get mum and the kids to and from JESS? Am I too optimistic to hope for something less than 90kAED with all these requirements?
I'd be very interested indeed in your thoughts - thanks in anticipation. And no, I am not an ingrate and yes do appreciate how lucky we are.

Just to add, don't forget to add about AED10k on to the cost of the annual rent for the first year, for security deposit and agent's commission..

our teen still cycled right up to the end of term but the last couple of weeks or so were getting a bit hot !!

Hi Jags We live in AR and absolutely love it here. It has a great community feel, really good pools and common areas, a licensed restaurant at the Golf Club (that has a great quiz night!) and lots of lovely residents. If I were you, I'd definately go for AR particulary as your children have places in Jess. I'm sure that some people manage without but I think that if you are living in any of the communities in this area and have children then you need a second car. I assume that you are looking at 2 beds in Al Reem? If so, it's too far during the hotter months to walk/bike to Jess or the shopping centre. I have no idea if Jess has a bus service within AR though so that would make it easier if they did. Good luck with your planning.

I've just done a house hunting search 2 beds in falcon city are now 100-110k and they go quick. We thought the living area in the 3 beds at motor city were small and they wanted 105k for those even though they were advertised at 90k. I tell you it's been a complete nightmare. We nearly opted for a 2 bed in AR because the prices have gone crazy at the moment no idea why! We have 3 kids so really do need 3 bedrooms, were really lucky 2 find a 3m for 100k. All the other 3m's were asking 120-140k of and I got offered one for 175k! AR is a lovely community and if you're happy with the 2 bed then I wouldn't look anywhere else.

I looked at falcon city before renewing here, they are lovely villas, but there is nothing around them, no pools or proper parks. Although children still go outside to play. I live in motor city and love it. I have 2 kids 4yrs and 3 months. Here you have pools, parks and play areas with swings and so on. A 2 bed here is about 60k+ but the 2 beds here do not come with maids rooms. They have store rooms inside as well as in the basement, but you could not use it as a room. The 3 beds are huge! They come with maids room and bathroom. 3 beds go for about 90k but it's an apartments. Motor city is really close to the ranches. We have quiet a lot of retail shops here and a very large spinney's for your groceries. There is also restaurants. You do have to pay for your cooling though, so can be a little pricy, but it means your dewa bill is less. Last year during big festive events-Easter, Christmas ,Eid, Halloween and so on, we all get the kids together to go egg hunting, or trick or treating. Its lovely We have friends who live in the ranches, Im not sure about the prices there, but it also has a nice community feel about it. I know they have facilities such as pools, tennis courts and so on. I'm sure which ever community you choose, you will be happy there. Good luck and let us know if you need any more information

Layan's 3 beds are in the apartment buildings. There are 2 beds (no extra space) in the little 4 unit apartment buildings, and larger semi-detached villas. Nice community, we're happy there but our LO isn't as old as yours. I have heard that people are really happy in Motor City. Good luck!

Layan community u could get a 3 bed house not far from the ranches and new houses, not sure on facility's , falcon city 10 min drive u could get a brand new 2 bed house no facilities and no shops just playground etc so u would need a car, the villa is over your budget. Or u prob could get an apartment at motor city with everything on your doorstep plus facilities and the kids could get the school bus easy. If your kids r going to jess ar would be first choice if u didn't have a car. I don't know what ages we are talking about but my eldest cycles over to Motor City lots (he's 15)... Would be feasible for school..

Can only speak for the Ranches, I'm afraid, but my eldest takes less than 10 minutes to cycle to Jess. We have a medium garden with patio for entertaining outside and it's a 2 minute walk to communal pool, play park and tennis court. The lake is outside our back door and is a lovely walk... It's been said on here that the housing off Emirates Road offers more for your money though.. You could maybe search Falcon City or the Villa...

I would say if you can get a villa in AR in your budget and your kids will go to school there then that would be my first choice. AR is such a lovely community, well established and has the shopping center and golf club. I am sure Layan is nice but it will not be as established as AR and I think you would be looking at an apartment in Motor City for you budget (?)
