Cedre Villas - couple of questions

- annual service fees for the 4 beds
- approximate dewa bills
- is it district cooling or central a/c and if district cooling what are the charges

anything else to be considered?

not expensive...but very far ...in the desert,....:( for this reason they are cheap Yes - Mirdif City Centre is 10 minutes away from DSO, Festival City is 15 minutes away and Dubai Mall / Downtown is a whoooooooleeeeeeee 18 minutes away. So far away.....

Thanks CM. Don't suppose you know what the service fees are? I found online that the max is 13k but we are paying 37k for an apartment so 13k seems very good value ;) Do your dewa bills include a pool? and a lot of grass? Do you have any idea what just the electricity part of your dewa bill is for a/c? Thanks and sorry for detailed questions at grape'o'clock :D Call DSO directly as they are quite helpful and they will give you the exact service fees, I believe Villas are cheaper than apartments so that could be about right.

Are you buying for yourself? I live in the Cedre Villas (rent) which I do love, but things I would watch out for if I were buying here is: 1. The AC's are a bit of a problem in my house, they always break down and they don't have automatic temperature control, I have had the DSO service people in about 10 times since we moved in 2 years ago to repair the AC and it still does not work properly. I have been told by the LG people that the major problem with the AC in the house is that they are too small for the villa and to change them is a major job- also every time we have the technicians in they say they've always got problems with the AC in the villas around here, so I guess its not just me. 2. There is only really parks for children in the A,B,C,D block, we are on the other side, and we don't have a park, doesn't bother me but if you have children it may be something you would want to consider 3. Our DEWA bills are quite high, they range from 2000-5000 per month and we have a tiny garden and no pool, and there's only 2 of us in the villa. We lived in the springs before and our bills were significantly lower. Our bills are mainly high on the electricity front, and again this could be caused by the AC according to technicians 4. There isn't currently a "Club House" like there is in the Lakes or the Ranches. I have no idea if they plan on putting one in but I do miss that from the other areas we've lived. 5. It is quite near the Sewerage plant- doesn't really bother me but you do get the occasional whiff of stench. 6. The built in Wardrobes/storage isn't great in the houses- I have had to buy extra wardrobes for the bedrooms and that has taken up a lot of space, so although the rooms seem spacious they aren't as spacious as they should be since the storage is lacking 7. The maids room in our villa has the laundry in it as well, and it really can't be used as a maids room- for us anyway, as we like to have a laundry we can access. 8. you can only get Etisalat not Du in our house.... not a major problem as they are much of a muchness but something to consider if you like Du. 9. The communal swimming pool has really annoying opening/closing times - It opens at 8.30am and closes at 7.30pm- we find that inconvenient as it isn't available for us before or after work really. Its also not great for laps if you want a pool to do laps in. 10. There's no really nice walking areas- in the springs/lakes/ranches there were all the lovely lakes etc to walk by, there isn't really anything like that here 11. They lock the access gates to spinneys/the school etc for some reason, annoying for us as we are near a gate we would like to use, but its always locked. 12. The villas are quite close to each other Overall I love living here, everyone says it is far out but I find it a really convenient location to live, everything is nearby and no more than 15-25 minutes to get anywhere. The villas are lovely and spacious and I think its somewhere worth taking a look at if the prices are right. I like the fact its so quiet in DSO yet still close enough if you need to get anywhere, and the villas are nice. There's spinneys nearby as well as Choitrams and a couple of other supermarkets, and you could never leave DSO if you didn't have to be anywhere else as there is everything here.

We don't have a pool in the garden, but it is fully grassed. Sprinklers on twice a day but thankfully our LL installed a borehole for watering. I would have to ask DH about how dewa is split (that's a blue job in our house and I am blissfully ignorant!)

Easy access onto Emirates Road or Al Khail, 15 mins to MCC, 15 mins to DM or Trade Centre, 25 mins to MoE. In response to BH, our A/Cs are central. We don't pay separate service fees in addition to our rent. As for DEWA, I think we average 2-3k a month
