So it turns out my colleagues eviction notice is actually invalid.
The signature is of the Agent and not the landlord...
When the Agent was asked about whether he has POA, he answered 'No'.
Jut wanted to highlight this point. Please do check the signatures against that on the tenancy contract.
The notice was presented in the form that it was issued by the landlord but in fact was issued by the Agent. Tenant was ready to move out even though she didn't want to.
Until nearer to the expiry of the contract, she noticed the signature.
It was also obvious to her that the Agent was only evicting to get another tenant in for a much higher rent. So she is really happy that she now gets to stay on.
