Hi! Has anyone spoken to Emaar about planning permission to extend villas in Arabian Ranches? I am particularly interested in options for houses in Mirador. Would be most grateful to know what they might be allowing or not and who we need to see about it. How long does it take and what does it cost to get the permission? Any recommendations for reasonable contractors?

I love the way you have to pay a fee to emaar, to extend your own freehold house ! I love the way people still think that their house is actually theirs...... its just a long lease reallly. Last I looked there are two long term types of land ownership in Dubai enshrined by law. These are long lease (e.g. World Trade Centre Apartment) and freehold (e.g. Arabian Ranches, Meadows Springs etc). Are you suggesting the government proposes not to honour those legal rights? Cunning sentence criticizing the government that says the government does not uphold its laws...

My friend has a beautiful conservatory but that was in the Reef Villas, not sure about Arabian Ranches but I don't think Emaar strictly allow it. Funny how it's different rules for different freehold developers. I think it's ridiculous that you can own your own villa but not be allowed to even paint the exterior walls....control freaks*ahem* anyway, here's a picture of hers, she used this UK company and was happy with them http://www.swiftrooms.ae/swiftrooms-dubai/Galleries

Do you know if you can build of top of existing balconies? I have a large one off the masterbedroom which is not used but would like to make it into a dressing room?

I spotted a type 16 in Mirador LA collection which is on/can be seen from the back ring road that just had a big room added to the back of it (ground floor) They have finished painting it about a week ago /it looks like it was always part of the house now. Dunno who did the work though. We used AMBB for a small job when they were a bit short of work 2 years back, they were good. They also did the JESS school extension.

Hi Rosyapple Don't think they are allowing conservatories but because of the large Hattan plots there may well be an exception. A tentative enquiry could be made at the approvals office at Emaar and they would give u a good indication of whether it would be approved or not. Emaar will allow you to extend under any existing balcony/terrace area that you currently have. They are now also approving separate maids/drivers rooms up to a maximum of 20m2 dependant on plot size. Approvals you need to provide title deeds, passport and visa copies and fill in the relevant forms. You need to give Emaar 2 x cheques, one for 5000aed as a security deposit which you will get back once your contractor has finished the work. The other for major works is for 2000aed(1000aed for minor works), this is something you do not get back and is described as a processing/admin fee. Most contractors will deal with this for you, you just need to supply the paperwork and cheques. Emaar will tell you an approval will take 3/4 days but in reality its more like 10 days on average.
