Thanks Ladies for the comments. Feel a little less angry (but not much ;)) Have decided that come **** or high water, she is paying for the cleaning costs. Will also take the moral high road (or should that be ground?) and make no comments about it to her. The estate agent will deal with the rest of it and all I'll need to do is transfer the remainder of the deposit to her although she doesn't deserve any of it back.

i've always held back the entire deposit as i always need to get in professional cleaners. a couple of years back i had to replace all the carpets in our two bedroom flat, that's why you have a deposit.

I've experienced the same from ex-tenants of our old house back in the UK! They left our house in a real state a couple of times, so I had to get a professional cleaning company in and I deducted the cost from the deposit. The house was also professionally cleaned before they moved in, so we said that it had to be left in the same condition when they moved out! It seems many tenants don't respect the properties they live in, as they don't own them and some people are just dirty and don't bother to clean and look after ''their'' homes. All well and good if it's your own place, but respect other people's property. It is awkward that your tenant is a relative, but you were right to charge her for the cleaning - she should have respected your home more, esp. as she is family! Every rented place I've lived in, I've treated it like my own and left it spotless when I moved out....

How awful. Don't back down. She is family but she is also a tenent! So take the money from the deposit and let her know you are not happy.

I am so angry! My tenant has vacated our property back home and she has left it in a complete state. It's empty sort of, but so dirty. My mum and a cleaning lady spent all day Monday cleaning and removing about two years worth of grime and grease. There is a lovely wooden floor in the lounge downstairs and I don't think it has been cleaned in the two years the tenant has been in the house. My parents put down some rugs and they're completely ruined but thankfully they've prevented the floor form getting seriously damaged. The downstairs toilet was so dirty that I could literally see the p*ss and sh*t marks on the pictures that the estate agent took. The worst is that the tenant is actually a family member, she is my Dad's sister and I feel she has been completely disrespectful. I am however weary of starting a family crisis as I know this will hurt my DD. I honestly don't understand why she has done this and feel she has done it on purpose to hurt me and my family. The cleaning costs will taken out of the deposit, but she's already let me know that she feels it was clean enough...
