Other areas you might want to consider for Oud Metha include Garhoud (I think slightly older housing stock) and Silicon Oasis (newer) as it's a straight drive down al ain road. Oud metha can get quite busy but the current roadworks are taking place to try to alleviate congestion so hopefully by Sept it will be better. Also consider driving a route across Business Bay then back across at Garhoud bridge to come in the back way and avoid the worst of the congestion on really bad days. Google Maps on your phone is good for this as it Maps travel flows.

Thanks so much for all your kind answers! I've heard that the traffic can be quite an issue but unfortunately we'll have to deal with it also because our kids will attend school in Oud Metha and my hubby will work in JLT. After hours spent on google map calculating the distances and taking in consideration the due arrival times (8 o'clock for the kids at school) I supposed that US and Jumeirah (1-2 or 3) could be a good place to live. According to google map it should take us between 18-30 minutes in the morning. If anybody knows anyone who lives in a good house and moves in June/July please let me know! Happy Easter!

Have you sorted out your school places yet? That's usually harder than finding somewhere to live here. Once you know where the children are going to school you need to look at travel times (not distances) and pick somewhere which is reasonable commuting time to schools and job(s). I used to live in Jumeirah 1 and the traffic in and out of there at school run times can be horrible.

HI Are you set on Jumeria, as we are moving around that time, we currently live in Uptown Mirdif, we are in a 3 bed plus maids, with access to gym and pool, nice area and neighbors,

What I like about Jumeira and Umm Suqeim is the variety of houses, from small compound villas attached in rows to large mansions and even palaces and everything in between. Many of the houses are "older" but others are quite new. In general, don't expect the quality of kitchens we take for granted in the US, even in newer properties. Dubai is still a place where kitchens are often treated as an afterthought, not a place to hang out in. As it is, we have an "older" villa in Umm Suqeim that was built around 2000 and our kitchen and bathrooms are basic but the villa is well maintained by the landlord. We've had less problems with the villa than some of our friends in their brand new villas on the outskirts of the city. But for any property you pick, new or old, it's always a gamble how the maintenance will work out. And yes, Jumeira and Umm Suqeim are wonderful places to live in. Close to the beaches, many shopping and dining options, close to just about everything. I wouldn't want to live anywhere else. If I were to focus on any particular part it would be Jumeira 3, US 1 and US 2 because of easier access off Sheikh Zayed Road and less traffic than down in Jumeira 1 / 2.

we live in a villa compound in jumeirah 2... the villas have been around for 20 years but they're in immaculate condition thanks to an amazing in house maintainance crew who are always at our beck and call... we have 100 villas in our compound and the only drawback is that we don't have any shared facilities (like pool, gym, etc.) all the villas in our compound are 3 bedroom with a decent garden (i can send u a floor plan and the brochure if u'd like to consider it)... we do have a long waiting list but like u said there are likely to be some movement as some Emirates crew have been pulled out of our area and also some people may be leaving at the end of the school year... the current rental is 174K our neighbouring compound also run by the same real estate management team have bigger four bedroom villas each with their own pool but i think they are in a higher bracket (around 230 or 240K)... and they have their own clubhouse facilities, etc.

Hi, Yes, we have two kids and a dog so we'd like a 3/4 br villa. Concerning the budget it is difficult at this stage to be precise....let's say we are 'open'. I saw some pics of houses in US with not really very inviting rooms , kitchens and most of all bathrooms.We are not at all looking for a luxury home but are not keen on living in an old/decadent structure.

Hi , We'll move to Dubai this summer and I wondered when we'll have to begin to actively look for our new home. Am I right thinking that most of the "good" houses will be available later on, when the families will leave after school ends? We were interested in the Umm Sequim and Jumeirah 2 neighborhoods but I read that especially in Umm Sequim houses are older with the subsequent issues ;-( What would you recommend?Any advice? Thanks a lot Do you have children? Do you want access to shops/malls/beaches Do you prefer a villa or a apartment and most importantly how many bedrooms and what is your budget Not all houses in US or Jumeriah have problems but some of the older ones may :-)
