Hi,

we called our agent in July to ask about the renewal of our contract (flat expires in Sept). He advised us to wait for a call of our landlord. We wait and wait and wait. The agent has told us - just wait he (landlord) is broken he will call and renew for xxxx AED (lesser rent) because he needs money and cant loose any dirham. In August the negotiation startet and we agreed on the 8th of August to get the flat with lower rent and contract will be signed.
Broker made the new contract at 23.08 !!!! and hand it over to us but he put in condition which werent agreed with us. So we had a taff discussion with him. He got very agree and left us. 2 days later the landlord called to tell us that he doesnt agree on renewing again for xxx AED because the broker advised him to do so.

Our lease is expiring on 12.09. and my mod is switching from depressed to agressiv. I dont know what to do and if its possible to find a new flat in JLT, Marina in that short periode.

Hi Gege_DXB ...we are living same cluster like you, similar problem. We also need new Apartment. Today viewed Goldcrest ... unbelievible .. big mould stains under ceiling in apartment and on the floor. Seem to have maitenance or cooling problem. E...& V... are arrogant they will not call back, we had same problem when we arrived and searched for apt. Agents are not good at all...still searching for one who knows his job... Seem to be very very easy to get a licence. What makes me angry is they get lot of money for doing almost nothing....

I live in the Lake View Tower (Cluster B), pay 65k (but I know others with the same apt pay 55k) for a 1 br apartment of almost 1400 sq.ft./2 balconies, lovely & bright with full front windows all around. Qualtiy of the building is surprisingly good. I believe there are some availabilities. (Nos. ..05 & ..08 up to the 19th floor; above the 21ast floor its the ..09 apts). I use the Metro, just about 300 m away.

i find 800 or 900 AED per months quiet much. We are paying at the moment 380 - 450 AED per months including Housing fee. AC Charges are payed pay the landlord. I think we will go to Marina in that case to skip the cooling charges.

DEWA is not much. During the summer months, we payed maximum 500 aed. The bill was between 400 to 500 AED. So if you add PDc, it's still reasoneable

Thanks Lili. I know friends in JLT paying 720 AED for 1200 sfq and 400 AED for less than 100 sfq. 500 AED extra per months is a lot when i need to pay DEWA + Housingfee

I don't know. We also negociated for PDC to be included in our rent. But I believe it's about 500 aed per month. Regarding the list our your requirements, Al shera ticks all the boxes apart from fitted kitchen. It depends on each flat because some LL rent with fully equipped kitchen, some don't. But there is a space for a fridge and a dishwasher if you have to buy them. Those are not expensive items.

@lili How much you are paying for the Palm Cooling Charges ? I dont have any idea because in Green Lakes the landlord is responsible for it. Madina is to far from the metro. My husband is taking everyday the metro to work so its important for us to stay near by. Palladium doesnt have fitted kitchen, same as many many other towers in JLT. We wouldnt mind to stay longer in Green Lakes but we cant find any unfurnished one BR there. :-S

We lived in Al Shera tower for two years when the building had just been handed over. I highly recommend this building. The apts are spacious, good facilities, good location near the metro. You should go there and ask the security if there any flats available.

Madina's finishing is better than Shera or Palladium so not sure why you didnt like it. Then again you stayed in the best buildings in JLT; Green Lakes Both shera and palladium are well located in that you don thave to do the double loop you do if staying at Green lakes or armada or seef towers

actually we are looking since 2 days at dubizzle etc but the finishing in JLT or Madina isnt very convenient. At the moment we are considering following towers: - Al Majara - Azur - Sky View Towers - Al Sheera - Palladium Any recommondation which one would be the best? <em>edited by Gege_DXB on 24/08/2011</em>

Friends told me that the Landlord or Agent doesnt have the right to step in the flat as long as is rented and we dont agree on it. Anybody knows it is true? We dont have a special condition which would allow viewings. Actually there are a lot of flats available but the quality isnt that great. We live in Green Lakes and the facility and finishing is really good. Friends advice me to go for something similar in Majara but i can find only furnished flats or very small units.

I think most contracts state that you have to allow viewings in the last six weeks of the lease? There are lots of places like this in JLT and the Marina. I have friends in JBR who are paying 70k for a large one bedroom with a sea view. And DEC towers at the other end of the Marina have studios for around 40k I think? Have a look on Dubizzle, propertyfinder.ae etc I think you may struggle to find an equipped kitchen, as most places I've come across don't have this... But try not to stress too much, there are loads of places available on your budget. Most people start looking about three weeks before they want to move, as landlords don't want to sign a lease too far in advance.

First of all the broker and the landlord are still alive :-D But our landlord expect us to have open house after eid for viewings. Maybe i should host them with some softdrinks, tea and sandwiches *gggggrrrrr* Anyhow we will not agree that he will step in the flat till our contract is expired. I hardly sleep, feel like crying all 10mins and i took vacation to search for flats now. We started to view some flats but there are mostly rubbish or very small. Our new home should have following requirements: - 1 BR or 2 BR - balcony (Darling is smoker - so its a must) - approx 1000 sqf - location JLT or Marina, walking distance to Metro station - equipped kitchen with dishwasher - nice facilities - Budget 70000 AED for 1 BR - 2 BR 80000 AED If anybody know a flat with this requirements please let me know. I highly appricate it

it is such an oversupply on the market now, you can easily find a new place before your end date. i am sorry you are going through this trouble, so frustrating as it sounds.

In the case of renewals, any changes in conditions have to be advised by the landlord three months prior to renewal. He has no leg to stand on when / if you go to Rera. Also, do check the official Rera rental index for your area to know what your rent level should be.

Tell him to stick it where the sun dont shine. Easy moving in that time frame especially close by. Go to rera if u wanna lodge a complaint .he can't ask for money within the first two years.

Anohther dodgy agent by the sounds of it. You will be fine though, there are loads of available apartments and most people (us) don't start looking too soon as most people won't want you.
