@dodo & fatzak: I visited Rera personally. Their reps are very helpful and I was actually shown their (still 2010) version on the screen. 2011 is yet "under process". Online, google Rera Rental Index, go to "Rera" (disregard the "index" entries). Just below the "Ahlan wa Sahlan" box there is the "Rent Calculator" - easy to use depending on your area... Good luck!

Thanks Ladies, she has just e mailed quite a terse response saying that she is fully aware of the Rera regulations etc, and therefore if we would like to pay her fees of 1000 aed she will let us stay (as we have been such great tenants!) She then also threw in that we also must be aware that she intends to put the villa on the market for sale and we would have to move in three months anyway if and when it sold!!!! So if we dont renew, we still have 3 months to find another home etc and just pay the current rent monthly instead of our usual 1 cheque? Hubby is so stressed and frustrated with this. Thanks again x As others have mentioned, she can sell it... But if they want you out then she has to give you 12 months notice... Tell her to be angry with RERA they make the rules not you.

They have to give u 12 months notice Emlsnere, would be great if you could share the email ID of rera that u used as it seems to have been very effective :) Hi, i cant find the email at the moment as it was sent by my dh. But it was a ladies address that was shown on the RERA rental increase calculator. When you typed in the data and hit OK the info wasnt available and it came up with a please contact address.. Hopefully it is still there, but will get dh to have a rumage and try and dig it out.

Dodo .. I've recently heard of several LL trying this on with their tenants .. In fact, someone I know actually agreed to pay the additional rent. I think you should stick to your guns if you have Rera on your side. I posted recently about my own dilemma regarding giving the LL adequate notice of renewal as well as registering my lease with Rera and received just 1 reply so not much help. I don't mean to hijack but I think sharing the following information will help us all. Elmsnre - Could you please share which Rera email address you used on cc when emailing your LL? crystalsindubai - Could you please share a working link to the rental index? Each time I try to access it, I get a popup message saying it is being updated and contact xyz at the Rera office. Thanks.

Please check your rights with RERA both in relation to rent renewal and also sale of the property. These are the people who will give you correct advice not just their understanding of the rules. However my understanding is if you buy a property with a tennent in you have to adhere to their existing contract, you would then need to give one years notice if you inteneded on moving in yourself. You could negotaite if the landlord wants to sell saying you will move out but only if they compensate you for moving costs and agents fees. RERA are very approachable and to my knowledge making LL adhere to their regulations in relation to rent rises and renewals. Good Luck

A renewal fee of AED 1000 is totally unreasonable; a tenant pays a one-time agency commissing of 5% of the contract value at the beginning of the lease. Please check your contract if this has been agreed upon at the beginning, and only so if the renewal of contract is handled by an agent - not through the landlord him/herself. Once renewed, you have a one-year contract. If landlord wants to sell and "get you out" for the new owner, then they need to have a document signed by you that you agree to do so (within this contract period). If you are asked to sign such a document, then you obviously will pay on a month-to-month basis, but still require at least 3 months of notice to enable you to find a suitable replacement.

You are absolutely within your rights if you have a renewable contract. We have just been through a similar thing, where the LL just didn't get it. RERA are very good, and after six weeks back and forth I just emailed the LL and cc'd RERA in on it stating that as per UAE law we would be renewing on the same terms and that if this was incorrect RERA would notify us all accordingly. And voila, contract done and dusted.... We went through "i have to increase by 25%' to I need to move in etc". Stand your ground, the ladies on here have great advice and it gave us the confidence not to cave in. Good luck.

First of all, a 3-months notice period towards the end of your contract applies for any change in conditions. Also, do consult the a Rera online index which allows you to check the applicable rents in your area. This is binding to the landlord.

strictly speaking, unless you have a "non-renewable" contract (so written non-renewable in the terms) then you are entitled to stay in the property at the same rent as agreed in the contract. There is nothing forcing you to leave on the end of tenancy date (that is, if you want to dig your heels in on this matter)... just inform the LL of this fact and that, due to her unwillingness to negotiate, you will pay in monthly cheques at the contract rate. If, however, she would like to formally renew for a full year at the current rate, then she can look forward to fewer cheques. Just make sure you keep your rent payments up to date. RERA will cost you 5% of your rent (doesn't everything?!). One thing is for sure though, her financial sob story is nothing to do with you... she maybe ought to have looked at the maths before signing on the dotted line! <em>edited by Hello.Again.Kitty on 16/08/2011</em>

Just wanted some guidance please. In the UK at the mo so everything been done by e mail!!!! We have lived in our latest home for nearly 12 months and our lease is due to end. DH contacted the Landlord and told them we wanted to renew on same terms etc for year 2. LL came back wanting to increase the rent by 30,000 aed or put it back on the market! So we, and the agent told her she couldn't do that and if she wanted to take the house off the market she had to move in it herself (or family!) Any way much e mailing to and fro, same info, same response "I have a mortgage, I have to increase the rent". Asked for her contact number to discuss it, as we all know sometimes you need to talk to people to explain etc. Still no number! The agent now says for us just contact Rera! So I suppose after all of this wibbling, what I really would like to know is a) Are we right? b) What are Rera like to deal with? oh yes and c) Does it cost us? At this stage we are thinking of throwing in the towel and moving just cos she so flippin annoying, we are very frustrated and the lease ends mid Sept and we dont come back to Dubai until 1st Sept, time marching on etc, etc, Any help would be appreciated. BTW - its raining, again!
