Also beware of the huge construction site between buildings 6 and 7 – look for Shoreline group on FB. Past few days not that much noise from the construction but it was very bad before and will continue for the next 18 months at least…
Just to clarify, we did have rocks on our part of beach and the free beds had no mattresses. The latter I believe should be covered by service charges. So, clearly, it depends which part of the beach you are on. As for noise, we were in penthouse and it was noisy for my taste with boy racers revving up throughout the nights especially at weekends. Maybe were just unlucky with our neighbours who were disrespectful and LOUD. Certainly if you have school aged kids the rules and or charges are restrictive re using pool and outside space, but it really depends what you're looking for. We knew people in building 10 who had none of the access problems we had. To previous poster, looks like you hit the jackpot.
We have lived in Shoreline #13 for nearly 9 months now and we absolutely love it. We also have friends who live in another building #11 with their young family and they are very happy too. I think its all down to having realistic expectations of apartment living and you will love living here. I have also honestly experienced no traffic noise as the apt glass is all double glazed in Shoreline, maybe the 2 bedders directly facing the road on the lowest levels (1/2) may be different? Internal noise is expected because you are living in a communal structure, that is going to happen in any apartment worldwide however I rarely hear anything from neighbours here unless there's people screaming in the hallway. Coming from Dubai Marina I actually couldn't sleep when we first moved in because it was too quiet.
I also think Nakheel's facilities/services have definitely improved in the last 6 months from what other owners have told us. The communal areas are well maintained, the roads/carparks have all just had a repair and the beach we enjoy every weekend is not rocky at all. The private pool, beaches and restaurants are perfect for young children. You do not have to pay for sunlounges, there is a weird roped off section you CAN pay for but why would you as there are loads of free ones. There are so many young families living here as I see them all enjoying the beach/pool on the weekend. The fact that everyone's visitors/family/friends can't use the pool/beach without paying I think is a GREAT thing, it stops people abusing the system and it stops randoms freeloading and ruining resident's serenity - it also justifies the rents. The running track/park with even more playgrounds is just about completed (I watch its progress every day) and there are parks/playgrounds every second building on both sides which you can use all.
Everyone is different so don't let a few bad reports turn you off. We chose Shoreline because we know it will be a wonderful place to bring up our kids with such great amenities at our fingertips (just pay your bills and you will be right lol). ;)
Building 10 is the one to live in as it does not belong to nakheel and you don t have the additional charges for the beach access. The rents are although a bit higher as the flats are all furnished.
There is a nursery right in the building , play areas, and the pool is now heated over the winter months. There is also a grocery store, actually two of them, one more like a mini mart and the other one is fine food.
If you are on the road side on lower levels, you may hear a bit of street noise, but you can also have a flat on the beach side.

Hi Poppy. We lived in Bldg 9 for 9 months until may this year. Have to say it was a mixed bag.
Pros - loved apartment; pool was chilled in hot months and big with loads of lifeguards; lovely views of sea and beach; great space for kids to play safely on beach.
Cons - noise from road; pool not heated in winter so unusual for several months; sea worried me being strange colours somedays - been informed by a friend who is an environmental scientist that lots of bacteria present due to bad environmental practices; noisy neighbours; beach was more like brick dust and rock than sand; and most importantly, the lack of sense of feeling at home due to Nakheels aggressive practices - security passes for beach, pool and gym which were only obtainable if LL up to date on service charges -, they even started to charge residents for use of sun beds and removed the mattresses from the old beds. Lastly, if our kids wanted to have a friend home after school, they were charging 50aed per child to use beach, pool etc.. The catalogue of unpleasant behaviour n their part is endless. Maybe do a search on here for earlier threads and have a look at gulf news etc..
I know this sounds negative and we were sad that it didnt work out for us, but i guess its better to have an honest account. Feel free to ask more specific questions.
Hi. Would appreciate feedback on what its like living there. I have a toddler and we looking for communal pool and childrens play area/ grass area that is easily accessible. Does each building have these or are they shared. Would you say it's a good choice for a young family?
