I would go and speak with the Rent Committee in Deira They will give you the most up to date and correct information

Hi ladies, Sorry to bring this up again but my DH has checked with his HR department at work and they are not aware of what you have said below: If you cancel the contract before expiry you will have to pay the rent of 2 month as penalty and the landlord should reimburse the remaining rent. WickedAngel_78/ sarahlou123 : Is this a written law? If so where is the proof? Which law & clause number is it? From what I can see on the contract- it is signed by the nephew & POA is in brackets besides his name. There is nothing written in the contract about terminating the lease early. Only think it mentions is: "if the tenant wishes to vacate the Subject of the Tenancy or wants to leave town, he should officially inform the Landlord and obtain his consent. If the Tenant leaves without informing the LL, then the LL shall have the right to open the premises in his capacity as the legal owner & the the Tenant has no objection or claim in the future." Doesn't mention anything about return of monies or any penalty? Any ideas?

Thanks ladies. You can always rely on EW for the best advice. xx Another important point to note is - What does it say in your tenancy contract regarding terminating the lease early and any penanlty, the LL has the right not to terminate it early unless you find another tenant etc, before you go to RERA you need to be fully prepared so that you actually achieve what you want without being in breach of contract. Try and speak to the LL directly Does the Nephew have POA for the property in his Uncles absence? Pursue that route first however if you do not get anywhere then the only thing left is to open a case against the LL but you would have to pay to do this and this would have to be done at the Rent Committee. Speak to RERA then give all the information to the LL. If the LL does not comply he will be in trouble. If he know you know the rules, he will comply. Good luck.

Hi sarahlou123 Thanks for confirming. That's better than nothing I suppose. Do we go straight to the landlord/ owner with this information or to Rera? Is this common law? What if he refuses to do so?

Hi WickedAngel_78 So you mean if we give him the months notice at the beginning of June to leave at the end of June (renewal since beg of Feb- so just 5 months) then we should be able to get the remaining 5 months back (-2 months)? We have already paid the landlord/ owner with one cheque- so how do we do this? Yes that is correct. You only should pay 2 months as a penalty and the LL should refund you the remaining 5 months

If you cancel the contract before expiry you will have to pay the rent of 2 month as penalty and the landlord should reimburse the remaining rent. You are not entitled to get half your rent.

Hi ladies. Advice needed please: We will be leaving at the end of June and our lease isn't due to finish till next Jan (2016) The owner doesn't live here so our contact is through his nephew (who is useless) DH has spoken to him once to tell him we wish to leave our lease early (have said we are buying our own house- not that we are leaving UAE) But he has said he can't get in touch with his uncle and doesn't seem interested in having the chance to rent the villa out again & make more money. We are renting a 3 bed in the Springs for 140K when he could probably get at least 180k for it. We paid him the rent in one cheque, and have asked him for half back if we give him the keys at the end of June. What are our options as I know you are not supposed to sub- lease?
