A few weeks ago, we noticed that the ground in our car port was starting to sink. We stopped parking on it, but still every day it sinks a little bit further. It is so bad that the bricks are coming apart and there is a massive gap between the bit that has sunk and the rest of the house. The hole is about 3m x 4m.We called our landlord but he is not interested. We don't know what to do. Has this happened to anyone else?

if you turn the water back on (outside wall in garage) for say 1/2 hour and then turn it back off, you should be able to fill your tank up. Be careful though as even if the meter is saying it is off it may not be, and this can make the water bill continue to go up

My husband says the landlord's maintenance team turned the water supply off to the tank to stop the leak. The managing agent won't even pick up the phone. Are we stuck here with no water until our Lease runs out?

Sinking car ports are pretty common in the Springs. They're partly due to the shoddy construction. If you're lucky you'll have a LL that will actually do something about it, but it's an expensive repair so many LLs just ignore it.

we had the same thing, i didnt realise it was the water tank leaking and that is why my dewa bill was 17000 for 6 weeks. We moved in to villa and it was already sunk so just assumed it was a bad bodge job. LL has been good in all fairness agreed to pay bill and repairs, although repairs have/are still going on. Make sure you turn water off until you get this fixed as bills will be massive

From what I understand they deal with property disagreements. In your case you think the LL should deal with the consequences of a water leak. It cost nothing to give them a call.Hopefully they can help you.

Contact the RC and ask them what is the best way to go about it. In the mean time, take pictures, keep all emails and phone call dates and times and what was said. Also you need to deal with the issue, probably pay upfront for the costs (it shows you cared about sorting out the issue in case of a dispute with LL). Then serve him with plenty of notice you are leaving.He will for sure have to fix the structural issues with the car port before re-renting and you will have to go to RC to recover your money. Good luck.

Just got our DEWA bill... 4.5k!!! We just called the LL to tell him he must pay some of it and he just laughed. Surely it's his responsibility if there is a major problem with the villa?

Damas trees! I knew it! I said to my husband last night it might be something to do with Damas tree roots and he looked at me like I was mad. LL did not come round last night, qu'elle surprise. Our Lease is up for renewal in June and he will not be able to rent it as it is, that's for sure. Thinking maybe we will use this as an opportunity to move to a bigger place... GeordieExpat, what is JVT like? Apart from the leeks ;-) We like living there especially now that majority of the issues have been sorted. As you probably know there are no facilities and the parks etc aren't finished yet, but the sizes of the villas and gardens more than make up for that. Hopefully we'll be getting a shop within walking distance in the not too distant future.

I asked around a few friends last night as we have had one or two similar problems in JVT with water leaks. They were informed by DEWA that if the pipe leakage is inside the property it is entirely the LLs problem and if outside the boundary obviously theirs. I hope you've managed to sort something out by now, but please check with your LL as it should be covered on his insurance.

You will probably definitely have some Damas trees nearby causing the leak. I'd see where you are covered regarding your house insurance (hopefully you have some!).

We have a Springs home as well that developed a water leak from a broken pipe just in front of the carport/sidewalk line. Because it did not effect our water meter, we were not aware until it started to saturate and then started sinking and, by then, the carport developed many cracks. Worst of all, the carport itself cracked where it attaches to the house. We now have plates which keep the carport attached to the house. The problem we had was that Emaar did not want to take responsibility (just new) and said it was a DEWA problem, and DEWA said it was an Emaar problem. We went round and round forever - literally. The leak was fixed but no one would take responsibility for the carport cracks being fixed except for the plates that were installed. If it is definitely under the carport then it sounds like a landlord's responsibility. I agree about sending pictures to landlord -- start documenting phone calls to landlord, dates, etc. in the event you need to force his hand with the rent committee. Good luck.

Write to your LL and email him pictures.Not interested ??? It is his house for heaven sake.It is a structural issue so HIS responsability. Obviously in the meantime you will have to deal with the emergency and the inconvenience of not having a car port and potentially a hazard if the house starts crumbling.Good luck.
