My landlord is beach natured but they do send service guys every year for cleaning/servicing the ac. Anything else below 500 Dhs is our responsibility.

LL does the repairs and maintenance. We do the deep cleaning of filters, ducts etc, although last year LL offered to pick up the bill for that as well. I guess it depends on your LL and your relationship to him. We hardly ever complain, take care of the nitty gritty ourselves and he's happy to fix whatever we do end up asking for.

Our landlord is responsible of cleaning the filters & grills in addition to filling the AC gas. Ducts cleaning is not part of the maintenance they offer. They run the AC maintenance once a year. They are also responsible of repairing or changing parts if required without charging us.

Thanks ladies. I was wondering whether or not people thought it should be down to the landlord or tenant as opposed to what your personal experience is. Thanks again. Should be the landlord as it will be over AED500 which is what most contracts state, but as I said it depends on what sort of a job you want doing!

I would also add to this, it depends on what sort of job you want doing. Our LL sent his own maintenance guys round and they only did a half hearted job. We got a company out to clean and service ours and didn't even bother telling him. It gave us better peace of mind knowing that it had been done properly.

To service and maintain ac units? Not repair but general servicing/cleaning. Thanks. Depends on the cost. My contract states anything below AED500 is my responsibility. Anything above the LL. Don't be surprised if they expect you to foot the bill
