Having to get out of a rental agreement if leaving the country?

Hello,
Hoping someone can help with a rental query. If we wish to terminate our rental agreement early because we are leaving the country, are we still subject to the 2 month penalty which it currently states in our contract for early termination? If we do leave, we would be needing to leave Dubai at the end of Feb 2013 and our rental agreement is until the end of July 2013. We have just paid our 2nd cheque of 3 so technically paid until the end of March already. Thanks a lot.
