Hi Ladies,

So I have been looking for a place to live, and the agents I came across, for the most part, do not feature on the Rera database. In your experience, is this database up to date? Do you always perform this check? I am new here and conscious there are a lot of shady agents, but at the same time, I am wondering how strict I should be with the Rera check.

Yes. If the property is owned by a company, you need trade license, owners passport copy, title deed and sale deed.

Ok I will most definitely triple check everything with Rera. One of the properties I am looking at has been bought by a company, so do I still need the LL passport and visa copy? By LL I mean company owner. Apart from the power of attorney, which other documentation do I need to check all legalities are in place?

The RERA card is issued by RERA itself and just like everyone's emirates id or labor card, this too is made of the same. Business cards are not valid RERA cards and if the agent does not have one, please make a note of their agency name and his name and report it to RERA. Too many agents are scamming people in Dubai. Even the reputable and Big real estate agents and companies are stooping this low if not just plain not doing their work. I have taken a very big real estate company to RERA as they did not have the proper documents and kept leasing out the property, so please make sure you have and verify these documents before you go ahead with the lease. Sales Agreement Title Deed LL's Passport Copy. I ask to see the first two as originals and and keep the copies with me and go to RERA and ask them to Verify by providing a receipt of the booking amount against the said property. If I do not receive any of the above documents, I just forget the place and continue my search.

Don't get caught out like me, the agent I was going to used was a scammer and don't be fooled, he also had a Card saying he was registered. Just make sure you have all the correct details and info before handing any cash over, and never write cheques out in the agents name.

Thanks Everyone! This is such a minefield. I am not even sure I could recognise title deeds documentation that's not legitimate. If a fraudster is incentivised enough to swindle people out of their money, surely they can produce some counterfeit documentation. Anyway, wish me luck!

After the Shamyana debacle this year (see countless previous threads), I wouldn't even trust a RERA registered agent... Both the people dealing with the apartment I'm in were/are RERA registered but clearly ignored all the rules, regulations and distinct morality. Just make sure you get the title deeds and make sure the owner really is the owner!

My experience is that the Rera web page is up-to-date. If you don't find the person there, he/she is not registered. If the business card has a number there should be no problem checking it. Just be precise with the name - if you e.g. have one letter difference in the name the search will not find the person.

Ask for their card - if they are registered they will let you see. Would not deal with anyone who is not registered.
