Al Furjan is still a very recent area, so don't expect much on the short time. IBN Batuta mall is 10 minutes away by car without traffic. The same about the Discovery Gardens shops and markets. Close by there is only a mini market in the Masakin complex (beside the villas), but it is very small, only for emergencies.
The area has some parks, close to my house there is one that is good and a lot of kids play around it. But there are still some under construction, the closest one to my house (a block away) still has 3 deep excavations in the middle, not sure if they will be a lake or playground....
The area is looking much better than when I moved 3 months ago, but it is still work in progress.
The access is still an issue, the only real access is by Discovery Gardens and there is a lot of traffic in the morning and afternoon. There are some other access but you can take it by your own risk, as they are not official and usually involves some sand....

I live in a townhouse, not independent villa. I don't pay chiller here, as far as I know the a/c is on top of the villa, so no extra charge, it will be charged as electricity on your Dewa bill. Townhouses are smaller than villas, so far all my bills including housing fees were around 1000 AED.

We too are interested in renting/buying an independent villa in Al Furjan. Can anyone who currently lives there shed some light on whether the chiller charges are separate from DEWA, and if so, what on average, they run per month? Any feedback would be greatly appreciated. Thanks!
