Has anyone come across the same problem we are having with our Landlord regarding the official number of bedrooms in our villa. Our downstairs bedroom has at some point been partitioned in 2 rooms by a flimsy plasterboard wall. The electrics for both rooms are controlled by the only switches located in the first room which has to be walked through in order to gain access to the second room which has a bathroom en suite. We use this configuration as a TV room and the through room as a bedroom. The Landlord's agent is trying to tell us that these rooms are considered as 2 bedrooms and has 'registered' the villa as such. He is now trying to increase the rent on the basis that the villa has one more bedroom than we consider it does. Are villas registered with rera as having x numbered bedrooms? TIA.

We've got a 2 bed plus maids, but we didn't take that into account when we checked the RERA calculator. Neither did the LL

Sorry to jump on the thread but how do you define a maids room for rental calculator? We are in 3 bed plus maids and our Landlord said this is counted as a 4 bed - he spoke to RERA and they said this is correct as there needs to be some difference for 3 bed without maids and 3 bed with. Is he correct? I didn't make too much of a fuss as we are still well below market value but would be useful to know!

Have you got a copy of the plan? The one we have from our landlord very clearly states 3 bed + maids room.

is the tenant or landlord responsible for registering the contract starsouthern did you query the 4 bed registration? Tenant costs dhs 190. Yep queried but was told that's what's on the plan that's what we have to register.

If you register your contract with Ejari they have the bedroom plans that are registered. Also check what increase they are entitled to on the rental calculator. Our villa is registered as a four bed with Ejari but technically we only have 3 as there is no door on the fourth it's like a big landing so we had to pay the increase for a four bed.
