How far down can I bargain my rent?

we're frustrated because we don't want to move again (4th time in 2.5 yrs) but upon renewal our LL said he now wants 1 cheque and doesn't seem to be budging. the contract has to be the same as before so if you paid in 4 cheques last time then it will continue, they are allowed to put up the rent by 5% and thats all, but of course not all landlords follow the law to the letter. is there someone we can contact about it

Right, for a start, if you and the landlord cannot come to an agreement on cheques, again RERA Law states that the default is 4 cheques (I did this last year and my LL has agreed the same this year and I'm in a Villa) - please, please, do not be bullied - he can only throw you out if; he wants to sell it do renovation works needs to live in it himself or, you have been bad payers Please look at RERA Law 26 - between Tenants and Landlords - Good luck. Thanks for letting me know that. We are feeling a bit bullied since he said that he has people lined up that would pay 140. Of course after we have the landscaping all nice.

I bargained my renewal down by 30,000 very happy to stay put and not move again :)

Our landlord wanted to put our rent (villa) up by 20%, we did the calculator and it came back saying there would be NO rent increase, we copied and pasted it to the LL and he has had to back down and agree to the same amount amount we paid last year. This is RERA Law. Good luck.

in my second year i went from 135 down to 95 this year my friend next door to me went from 75 down to 60....

I keep on hearing about people leaving again. It's one of those times of the year again - people hanging on until Easter but thinking about getting children back in school in the UK. But then the situation in the ME is leading companies to relocate into the UAE and LL are banking on that.

It's area specific, some areas have dropped considerably ie Mirdiff / Jumeriah others have stablised. Some LL will do deals re number of cheques, some won't.

It also depends on the property - there are millions of apartments out there but not of villas. Then there are villas and there are others. You pay the price as well to stay more centrally than out in the outlying areas. All it takes is a drive at busy time to remind me of that.

on our last move 6months ago we managed to bring the asking rent down by 35 thousand i think it depends how desperate the llord is

we negotiate our rent down every year :) LL always counters with moving costs, hassle etc, and we counter back with property actually rented, current market rates (dubizzle etc). always good fun!

I have found that for most landlords there is NO reward here for loyalty or being a long term renter - in fact, quite the opposite. ( as you are finding out) Like you we have been in the same villa now for 9 years and every year we go through the same thing - last year they asked for a rent increase! We knocked that back but they still would only take one check. We deal with an agent and this is part of the problem although it is the landlord's own agency ( one of these mysterious named but you don't really know what they do offices out in Jebel Ali). We are coming up to renewal again. Hate this process. Why are they such ******** here?

You love your apt. You dont want to move. You want cheaper rent. Find out for sure if the apts just like yours are renting for less. Not the 2 beds etc as you aret interested in them. Phone and ask the rental agency. then talk to the the landlord and lean on the fact you have been there for 7 years, a good tenant, like the building, praise it up but you feel that since the rest of the apts are going for 110 you feel that you should get a reduction to go along with the rest. If you dont ask and be direct you wont get :)

Not sure what to say...try as Sticky Wicket says... but....on the other hand..if you say that "similar" apartments go for 110k then....take into consideration moving costs, is the apt really as nice/spacious as yours etc etc.... then I think 126k seems reasonable and I just would pay it to avoid the hassle of moving...it is such a PITN ! :-) (pain in the neck...) edited by Lenochka on 05/04/2011 <em>edited by Lenochka on 05/04/2011</em>

Hi I need some advice on negotiation. I am currently living in a v spacious 3 bed +maids apt on SZR. We have been here for nearly 7 years (2 years in a 2 bed, then upgraded 5 years ago). It's a wonderful building with great facilities (e.g. indoor pool and gym, tennis court etc). It's also v v central (next to DIFC) and the maintenance guys are fab. We are paying 126K. Until recently, this seemed like a great deal as most ppl were paying a lot more. But I've noticed similar apts advertised for as little as 110K. Possibly not quite as nice (e.g. smaller, other side of SZR), but I'm wondering how to bargain our rent down. A couple of weeks ago I called the building mgr and said that we were looking to move into something cheaper due to the recession (lol). I asked how much the 2 beds were and he said 95k. I responded that sadly that sounded a lot. BUT a friend of mine from India had a look recently and was shown a 2 bed in this building for about 80K! Hmmmm... I am actually not interested in moving to a 2 bed but thought I would get the price down by showing interest in them ;-) Not long ago we received a letter from the landlord saying that for the coming year the rent would stay the same - 126K. Apparently we have to respond by 24th April. Anyway not sure what to do next. Any tips? Cheers x
