Please advise-Real estate agent extra charges for tenancy renewal

Hi Ladies,

We are in the process of renewing our tenancy contract for another year, the LL agreed to renew on same T&Cs as last contract- 2 cheques.
Now the agent says we need to give 2 cheques plus 1000AED for them handling the paperwork.

Is this normal or is it just them strying to swindle some more money from us? we already paid the 5 % commision last year!

Thanks again ladies, got DH to call him and speak in arabic, he mentioned all your below points, to which he swiftly replied that he will discuss with the LL to get this cost waived...LOL Me thinks he was too quick to say that if this was indeed a valid/honest cost. Thanks again:)

even if he had POA it does not entitle him 1000 AED, thats an arrangement between him and the LL. Stick to your guns and well tell him that you will report this to RERA.

It's not uncommon - if it's in your contract you have to pay otherwise not. If the agent is POA for LL then the LL is paying for that service. You shouldn't have to feel grateful! :0) I haven't got my contract with me, but I don't think the agent's fees are stipulated within it because it's a separate service. You pay for the "service" that the agent gives you, the tenant (even though it shouldn't be that way) - namely facilitating the contractual agreement between you and the LL, which is a separate contract.

ours did this last year (and I'm sure will again this year)... we paid up because in fairness, they are actually *quite good* in that they chased the LL when he wasn't paying the maintenance charges, got our dishwasher replaced, got the washing machine fixed and wrangled the A/C maintenance to be reimbursed... ok, pretty standard stuff, but definitely over and above the average estate agent's level of service! lol But yes... it really is money for old rope for them.

Thanks for your replies ladies, the agent we are dealing with has POA for the LL, he has advised that we deal with him and not the LL directly. This additional cost(paperwork charges for 1000AED) has not been stipulated in the contract from last year, thats why I think he is trying to pull a fast one. Just wanted to know what i should say when i call him now, as this was said this morning in an email. <em>edited by candyfloss on 17/07/2011</em>

We are renewing as I write, the LL decided to use the agent from last year, no mention we have to pay anything, not that we will anyway. We paid the fee last year, so they wont be getting anymore money from us.

our landlords agent tried to do this to us, we pointed out that he wasn't our agent and we had no contract with him, it was between him and the landlord. we paid our 5% to our agent in the first year as is normal, is he your agent or the landlords?
