HI ladies,

I have searched the older threads, but was wondering about the current situation. We looked at the 3 beds in Layan last night and are considering the move and was hoping for some help with the following questions....

• Are there any streets to avoid? From past threads it looks as though there were issues with smells on C road; has this been sorted?

Are there any maintenance issues you have had?

• Does anyone know of any that are empty with nice neighbors next door? ;)

• What is the noise like from the bi-pass road? We looked at B06 and C27 and preferred B06 even though it is closer to 611.

• How do you get in if you are coming from the Ranches?

• How busy are the pools on the weekend (when it gets warmer!)

Any advice is greatly appreciated!

you are right roysie, my mistake, it was B16 ! I know, I still cannot believe they lost a tenant this way, esspecially since this house has been empty for so long! :(

The one we liked was B26 ( no idea if it's still available). Hubby went to Salwan office 3 times, we literally signed all the cheques and just before signing the agreement they would say : Oh, the system does not allow me to do this, you have to get the house within 10 days! The next day they would call us and tell us: We solved the problem, you can come and sign now. We go back there and the same story repeats - 3 times!!! We have a total of 18 cheques written for DP and Salwan which we had to cancel. It was shockingly stupid! We really wanted the house but after the 3rd incident DH went out of their office fuming and swore never to go back again :)) Ofc the next morning they called us back to sign lol :) We eventually rented another villa in THE VILLA . My advice, if you need to book the villa for more than 10 days, and they agree to keep it for you, don't believe it till you see it! :) And roysie was so helpful when I was looking to rent in Layan, I am sure she is a great neighbour! Thanks roysie!

Hi.. I live very close to B6 and am a very nice neighbour!!!! B road is def the road to be in.. in my opinion the best out of B & C. The pool is hardly ever busy even at weekends :-) The road noise is not really bothersome and in B6 would be even better as it in the side area and not flat onto road, in anycase we are only on the slip road and not on the main bypass... Maintenance are great... come at the drop of a hat. Any more questions mail me.... amintoft at yahoo dot co dot uk Just emailed you so you can remove your email id! :)

1st option (the one I use)... get onto emirates road Sharjah direction, get off at 1st exit (global village) continue onto E611 and in that way or 2nd option is to get onto E611 abu dhabi direction next to Layan, get of at 1st underpass and get back on in other direction get off at next underpass (adjacent to Layan) under and in that way.. to be honest the 1st option is much quicker ;)
