How to make a RERA complaint?

I have looked through RERA threads before but cannot find a thread on how exactly you do this.
Could you please explain exactly what needs to be done to make an official RERA complaint? Where do I have to go? I prefer to do this in person rather than over the phone.
Any assistance you can provide me on this would be greatly appreciated!

Yes the rent committee do close for a time over the summer but if you file your case and it's close to the end of their term they will give you a hearing date when they are next open. It means you just stay in your property whether the tenancy still has time to run or if it's run out. as long as your case is filed you can stay and your LL will have to attend the hearing. It's a stressful time but tenants are well looked after by the rent committee and if you have a genuine case you will be fine. They are very helpful and very sympathetic - they've seen all types of scams that the Landlords try to play on us. Mmmmmmm what is the problem you are dealing with? You can file a case at any time. good luck. It's not as bad as it sounds. We filed a case after being advised by the rent committee that we had a very good case against our Landlord. They helped us and we were given our hearing date there and then. It was fine and......a few weeks later we won our case!

1. Yes, you can file a case with the Rent Committee at any time in your tenancy period. We were 3 months into our first year when we initiated ours. Be aware though that apparently they close over the summer acording to another thread on here tonight. 2. You need to take a copy of your lease into RERA and they will look it up on a database. Or if you're lucky and get someone on the phone, you can email them a scanned copy and they will tell you. The best response with RERA however as far as my experience is concerned is to go in person to their office with all your documents. Best wishes.

Thanks to all the people contributing to these posts it is really helpful to find others experiences. Can I ask if anyone out there knows: 1. When can you file a case with the Rent committee? can you do it before the end of the current tenancy agreement? 2. How do you know if your tenancy was registered with Rera? thanks

Hi BuyMeAPony, Thanks for all of this information below. It is quite a lot to arrange and sort out but our LL has now pushed us way too far so I think it is worth it just to try to get some sort of small justice. Its unreal how the LL's here think that they can request the sun, moon and stars from tenants and think they can get away with it, clearly disregarding their contract obligations. Any tips from anyone who has gone through this process please would be gratefully appreciated.

Sorry, unless the process has changed, I beg to differ. Do not confuse RERA with the RENT COMMITTEE. They are 2 different bodies in 2 different places. RERA (based in the Lands Dept) will give you advice, based on your lease contract and the intracacies of Dubai Real Estate Legislation. They will be able to tell you whether you have a justifiable case against your landlord. If you do, and you want to make an official complaint, you will need to go to the RENT COMMITTEE who are found down in the Municipality Building a couple of blocks further up the Creek towards the Old Souq. To lodge a complaint through the Rent Committee, yes, you will need to pay a fee which is a percentage figure of 3.5% of your total per annum rent. You will also need to have supporting paperwork (4 copies of each page) which includes, but is not limited to - * Your original lease (which they will keep until your case is resolved) * Any addendums to your lease that are not in Arabic will need to be translated by an accredited legal translator on letterhead. * Your formal complaint typed in Arabic according to a specific template which the Rent Committee will give you (in Arabic, so you will need a translator to translate the template before you even fill it out). * The tenant's visa and passport * Clear documentation of the premises type, number and street * Copies of all documentation supporting your complaint. * The receipt for the payment of the complaint fee (3.5% of your value of the lease) (NB if you are a landlord or owner, you will need a whole lot more documentation eg title deed, current tenancy contract or management contract, etc) Once this is submitted they will give you a time and date for a hearing and you will need to attend this and any subsequent hearings until a resolution is made. It is highly unlikely, given the process and the paperwork required, that you will get the preliminaries completed within one working day. ETA: If the complainant wins their case, the value of their registration of complaint fee will be refunded by the defendant in the wrap up, but this can take some time depending on how long the case goes for and how unscrupulous the defendant is. Thanks so much NSCM for answering. Am a bit lost as to how to go about this and will need to take a day off work so want to be sure that I get the complaint in on the same day. Do you need to pay to make a formal complaint? Have you any idea what happens once the complaint is made please?
