If you are unsure of how long you are to be here don't sign a lease with one cheque take one with 4 or 6 there are more and more properties on the Market with multiple rent cheques.
even if you spread the payments over 4 or 6 cheques you are still legally bound to pay the whole years rent unless you have a notice clause etc.
Someone recently told me that they had a two months' notice clause put into their housing contract, so that if their job circumstances changed, they would be able to leave before the year was up. I don't know where that would leave them with the money paid in advance, though.

if you have a break clause into your contract the LL is legally obliged to refund your rental on a pro rata basis :)
I know most tenancy contracts don't mention anything, and therefore I am a bit concerned about signing up for a full 12 months, when I'm not sure I will be here for that long.
Can I request a specific clause to be put in does anyone know?

Rera regulation has a 90 day break clause by law .. it may not be in your contract but it should be ..ask them to use the standard blue RERA contract and have the addendums put onto the back

Yes you can! You can add in a 2 month break clause, RERA has agreed to add these in due the changing times!
