My oldest friend lives there and, in fact, I was just visiting with her today. It is a great area to live. Her area is quiet but an Aswaq just around the corner. To get to great shopping, groceries, malls, are all fairly close in that it connects quickly to most major roads. She loves it and has been there for quite a few years. I would certainly consider it.
While there are many Emirates living in Warqa, TONS of expats live there too. We are in Warqa 3 and although we have plenty of Emirati neighbours, we probably have just as many expat neighbours.
The bore wells are supposedly illegal (but should be on landlord, not you?)
The area is good, dustier then Mirdif as there is so much construction and digging up the roads, but we just stay indoors if its to bad. Plenty of shops dotted around and Mirdif is a quick pop up the road. We always pick up our takeouts so cant say we have been affected by the food delivery issue much.
YES there is a sewerage smell at times, and YES it can be a bit nasty, but it never stays for long and its not so bad that a bit of a spray of air freshener cant handle it. We used to get it in Mirdif too at times.

edit to add, we were in Mirdif for years and years, and while I wanted a bigger - stand alone villa- I wanted to remain in the area, Warqa is perfect for us and I love living here :) If my budget stretched a little further Id also look at Mizhar and al Khavaneej, lovely areas and less construction (atleast in Mizhar) so less dust!

It is true about the food delivery! It's been good for my waistline, though, and my pockets! That said, there are still at least 10 places that will deliver to my door.
Hi! I have been living in Warqa for a few months now. I am very happy here. I love to be in the suburbs yet not far away from the city.
I have not smelled sewage at all since I moved here. Occasionally, I get a waft of a sewage smell in the mornings when I am driving in the Muhaisnah vicinity.
From what I have been told, there used to be a bad smell in Warqa because there was a sewage plant nearby. That plant has since moved to Jebel Ali so there is no more sewage smell near Warqa.

My friend lives in Warqa and i have never smelt sewage, i once lived in Mirdiff and no smell of sewage there either?. Their DEWA bill is high however they use their garden sprinklers alot. They have a huge standalone villa with pool for a very reasonable price
Warqa is a quite neighborhood, mostly Emiraties are living there. It is very close to Mirdif. Sometimes, you might have smell of sewage, as we get the same in Mirdif.

Hi I've just moved back to Dubai and am staying in the Springs. We are looking to move to a big independent villa with a nice big garden, we aren't fussed about community and all that....
I just wanted to know if anyone lives in Al Warqa because we viewed a gorgeous villa there today and when something's too good to be true it usually is!!!
It has well water so I'm assuming that doing my garden will be a lot cheaper or is there a catch with DEWA somewhere?
Also would just like some info on the area in general and if anybody has had problems there??
