Hi everyone

I have recently made the move to Dubai and am working in DIFC. I've considered a couple of areas to live in (Downtown, Business Bay) but think for ease of getting to work DIFC may be a good option for during the working week (as its easy enough to Taxi to more lively areas at the weekend).

Would appreciate anyone's thoughts on living in DIFC - was thinking maybe Skytowers or Park Tower (but have read some bad reviews), or if there are other towers worth looking at too. Im in my early 30s and single so don't need to consider if placves are child friendly etc.

Thanks!

xxxx

Clarfication has been issued in the form of Decree 43 of 2013 which confirms that the Dubai rent cap applies to free zones including DIFC. For more information and background, please click here. Kind regards, Nick Clayson Partner and Head of real estate, Middle East Norton Rose Fulbright (Middle East) LLP Mob +971 50 553 3097 [email protected] http://www.nortonrosefulbright.com/middle-east/knowledge/publications/114594/the-new-rent-cap-law-in-dubai-decree-no-432013-and-its-impact-on-properties-in-free-zones-and-the-dubai-international-financial-centre You are right though - it is rent caps rather than disputes that are covered here. edited by Cornish Pixie on 08/04/2014

[b'>I have heard today that DIFC is also covered by the rental rules that govern the rest of Dubai, this is very good news.[/b'> There are lots of buildings along the SZR which are owned by local landlords and run by their management companies, one of my colleagues recently went into each building and asked the concierge if there was anything vacant and found a great apartment that way. Index Tower is very nice with great facilities as is Lime House, your budget will dictate everything though! I don't think this is entirely true unless something happened very recently. I heard a lawyer on Dubai Eye a couple weeks back and she was talking about DIFC rental laws in particular. She was actually talking about a case where she was on the landlord's side (if I remember correctly). DIFC is NOT covered by RERA rental laws except in the case of rent caps. When it comes to rent caps DIFC are now covered by RERA laws (prior to 2013 they were not). However if you have a dispute with your landlord then you can't go to the rent committee like with other Dubai properties you have to first go to the DIFC arbitration. Dubai Eye does a good job of archiving their shows as podcasts, you can go back and listen to it for clarification on the issue. :)

As far as i know DIFC is not covered by Rera, so there is nothing to stop crazy rent increases etc... Downtown is lovely and with places like south-ridge you have a short walk to the mall and short drive to work always taxi's down stairs. I've lived in Business Bay for three years, Exec towers is a nice community even if you don't have kids the park is nice, plus nice restaurants with a Burj View at the back. The only thing i find weird is the building entrances are generally through the car parks. Moved to windsor manor last year, highly recommend the building the owners not so much. Apparently 20 apartments are required for personal use by the same landlord.... :( Re Park Towers the windows leak quiet badly in the rain, friends woke up to a flooded living room, big apartments but no storage and small kitchens. sky towers small apartments, i've only seen ones that looked straight at the other building. edited by mannikat on 07/04/2014 edited by mannikat on 07/04/2014 edited by mannikat on 07/04/2014
