Sale of Property in the UAE

My friend is in the throes of selling her property. A few months ago, there was water leakage in the property caused by the tenant going on holiday and leaving one of the hand held showers on. She didnt realise until yesterday that this has caused the doors to swell and not shut properly. The seller has bought as seen and contracts have been signed. Should she mention to the agent? Should she get doors repaired before selling. She is worried about any repercussions after the buyer have moved in. Any advice from anyone who has been in a similar position? In the UAE, what should one do?
If anything, my friend thinks the repairs should be paid for by the tenant.

Or should she get it repaired and deduct money from the tenants deposit? It is their fault for leaving a tap running whilst on holiday. That is what I would do.

In the UAE, is there a survey carried out on the property by the lender or anybody else prior to the sale? At the moment contracts have been signed I understand. The lender should send a property valuer.

Its all becoming clearer now from talking to you all. Thank you. Its just that she is stressed out about doing the right thing and not breaking any laws in the UAE. So everyone thinks that the tenant should pay for the water damage? I will tell her this so she can stop worrying.

Aren't they expected to leave a place in the condition in which they found it, apart from usual wear and tear, which leaving a shower on over a long period is not?

What is they find out later about the water leakage? My friend is very honest and is trying to avoid a problem where the buyer accuses her of knowing about the problem but not mentioning it. Well, its really up to your friend. If she feels it should be repaired she should do it (Karma and all that) or mention it to them, especially if she's been asked, but if you're asking if they can come back to her once its all paid for and signed over and complain about the doors as her responsibility, they can't. ETA: its the buyers responsibility to do their due diligence, inspections etc... <em>edited by AdviceSeeker on 16/10/2011</em>

The buyer buys the property in the condition they see/find it in.
