I am in a DP one, but they too are not without problems. I think the Mazaya's held out better in the rain than DP. We are thinking of going to a Mazaya when our lease is done. I don't think they are fitted for Gas, and the Mazaya Owner manual stated that GAS was not fitted at The Villa fullstop due to safety.... all the DP are rigged up for it though... and you can get gas set up for the Mazaya. I know some people have had big problems with the pools leaking, but then others are OK. The doors and windows in the Mazaya look less damaged than the ones in DP's. I don't have a piece of aluminum that isn't marked. As with DP it is difficult to get them to come and put things right so make sure a thorough snagging is done before you move in.
For those of you actually living in the Villa, are you in the Mazaya or the Dubai Land ones, and if you're in Mazaya how are they turning out?
I heard that they were badly build and may have a ton of problems has this turned out to be true??
Also, if you live in a Mazaya how to they compare to the larger falcon city villas?

you should try Helena at Landmark I know she has some and also Mohammad at Green Heights... I think Sangi on the Villa site is asking 140k, realistically people I know are paying between the 110 and 125k for A1 types... Good luck..

We are currently looking to move to exactly this, but in the next two weeks :) I would say it might be better for you to wait until March, as more and more are getting released over the next 1-2 months and you will have more choice on what area, than you do currently. You never know rentals might even go down further too if there is even more competition.
A factor that you should consider is the pool / garden orientation to getting sun - we're looking at one right now, but the whole garden and pool has no sun after 12/1pm as it's in the villa's own shadow, and we're really undecided as to whether this annoy us or not :)
Another hint is to go on Google Earth and look at it from above.
It's good having shade in the back garden in the afternoon. We have it in our current home and it's great as it means the children can play outside even when it's hot. The pool will warm up with the morning sun and then you can enjoy the shaded area all afternoon. Some people have to go to a lot of expense to erect shade structures over their pools so that the area is comfortable to use.
thanks for your swift response assisi. I kind of know it's early, but I'm one of those unsettled people that likes to know that I'll have somewhere to live. We're going to hopefully have a good look around this week at a few.
Please do share your experiences with me, and which agent did you use or are you going with a landlord directly? Were you able to negotiate much on the price vs no of cheques? DH's company pay in one cheque so we hope to have a bit of a lever or a lever with the garden etc.
Re your quandry - I guess the pool has benefits of being in the sun and being in the shade, so many people actually install those sail things over the pool as the sun is so hot most of the year, esp if children are using the pool. Plus if it's in the shade it might be a few degrees cooler in the hotter months.

We have decided that we'd like to move up to The Villa, I have just posted on their forum to see if anyone knows of a Mazaya A1s going in the 100-125,000 price range - if you know of any please let me know. Our move date is the first 10 days of April and we would be able to pay in one cheque. However the pool would have to be ready to go and have some sort of garden (paving is our preference) as we have visitors at Easter!
I have contacted Thomas at the Property Store and he is getting back to me, but if anyone knows of a direct to landlord set up that would appeal to us too.
