Hi Ladies Does anyone have email or telephone number of their landlords....looking to perhaps move to The Villa, and would like to ideally deal direct with a landlord rather than having to pay agents costs. If anyone can help that would be great. Also there was mention of The Villa website - what is the website address for this? Thanks ;)

I see no reason why you can't ask the LL to ensure the pool is working OK before signing. But I suspect they will just say it is. Might be a better idea to get clause in contract to state that if the pool is not working or leaking and not rectified within a certain time frame then X amount will be refundable to you from the rent monies paid. I am sure IML will eventually resolve the issue it just depends on the time frame, and if you have a clause then the onus is on the LL to push them rather than you. Just to add to that, a clause that will make them responsible for excessive DEWA due to pool leakage as well... *like* I hope i will still convince a landlord to rent a villa to me with those clauses though..they can be very stubborn sometimes.. for this reason this time I will be starting house hunting 2 months in advance :D

IML are the ones doing the repair of the pools. Some people have had them out numerous times to sort out the leaks. I believe some are ok whilst others are still struggling with leaks after 3 or 4 visits. But I guess at least they are trying... So it's not a good idea to ask the landlord to have this fixed before we sign? My fear is I will not be able to use the pool for ages since we all know how fast things are moving in Dubai... @cymraes..agree with you..love the villas at the villa :) they are amazing and the mazaya's are very affordable even though I prefer the DP ones design wise. I particularly liked the Granada's ..I wish they would come with a pool :) <em>edited by Eli1979 on 11/01/2011</em>

Eli1979 - went today to look at a Mazaya A1 Arellia (sp?) we really liked it, as we are only renting it's not a long term committment ... and personally (so don't shoot me) I haven's seen any quality builds in Dubai ... well not in my price range. Anyway we liked it it has lots of room and is cheaper than what we are paying in Ranches, plus it's detatched and no road noise which we have at the moment. I read on The Villa forum http://thevilladubai.webs.com/ that there have been problems with the pools, speaking to the Mazaya contact today he said any problems with the house would be rectified by Mazaya in the first year under the warranty and also the pool with IML (?) I said I knew about the pool issues and he nodded ... so they are aware. Anyway we are very keen and we lodged our interest with the agent as we're not due to move until the end of March. I love the Ranches but The Villa offers us more for our money, lots of people are moving in - yes it needs landscaping but I would move in a heart beat. Hope this helps - btw wikkid was a great help on this topic

We have decided that we'd like to move up to The Villa, I have just posted on their forum to see if anyone knows of a Mazaya A1s going in the 100-125,000 price range - if you know of any please let me know. Our move date is the first 10 days of April and we would be able to pay in one cheque. However the pool would have to be ready to go and have some sort of garden (paving is our preference) as we have visitors at Easter! I have contacted Thomas at the Property Store and he is getting back to me, but if anyone knows of a direct to landlord set up that would appeal to us too.Thanks in advance @Cymraes- We are also moving at The Villa in march or latest April and looking for a Mazaya A type, just like you :) I know most of the pools had to be re grouted because of leakage so ideally we should address this before we sign the tenancy contract. Does anybody know how well is this taken care of by Mazaya and who exactly does the work? We decided for a Mazaya and not a DP villa only because of the pool so really don't wanna end up having it empty and unusable or spending a fortune on dewa for keeping it full!! Did anyone go through this recently and how reasonable it is to have the owner fix the pool before we move in?

OK so just (hopefully) nailed down the details for the contract to one of The Villa's!!! Gotta pay the deposits etc tomorrow... Im swaying between excited, cause we really liked the place, and dreading, cause that means Ive got to arrange all the moving, DEWA etc etc... Thought I would post on here in the hopes that some lovely kind people who are already living there can answer my queries (and no, Im not offering cat sitting services in return :)) Is there a specific telecom company you have to use there like in the springs you have to use Du? If so, is it Du or Etisalat? Can you get showbox and use a satellite or are you not allowed to install satellite dishes? How long did it take DEWA to turn on the power / transfer power once you had paid the deposit etc? What'd the etisalat mobile signal like out there? Do any takeaways know the place exists? Which takeaways deliver to there (if any - some hope, I know!)? Whats traffic like getting in and out during rush hours? Any other helpful bits of info would be greatly received!! :D I have a close friend of mine (from the UK), that has just moved into the villa from the Rances a couple of weeks ago. Lovely villa but quite a few problems with regards to mainetance i hear. Please let me know if you want to get in touch with her as i am sure she will tell you all you need to know, pro's and con's. I can pass your email address onto her to contact you. :)

I am in a DP one, but they too are not without problems. I think the Mazaya's held out better in the rain than DP. We are thinking of going to a Mazaya when our lease is done. I don't think they are fitted for Gas, and the Mazaya Owner manual stated that GAS was not fitted at The Villa fullstop due to safety.... all the DP are rigged up for it though... and you can get gas set up for the Mazaya. I know some people have had big problems with the pools leaking, but then others are OK. The doors and windows in the Mazaya look less damaged than the ones in DP's. I don't have a piece of aluminum that isn't marked. As with DP it is difficult to get them to come and put things right so make sure a thorough snagging is done before you move in. Thanks for that, I was not even going to look at the Mazaya one's but now will definitely check them out. thanks

Hi cymraes We are currently looking to move to exactly this, but in the next two weeks :) I would say it might be better for you to wait until March, as more and more are getting released over the next 1-2 months and you will have more choice on what area, than you do currently. You never know rentals might even go down further too if there is even more competition. A factor that you should consider is the pool / garden orientation to getting sun - we're looking at one right now, but the whole garden and pool has no sun after 12/1pm as it's in the villa's own shadow, and we're really undecided as to whether this annoy us or not :) Another hint is to go on Google Earth and look at it from above. It's good having shade in the back garden in the afternoon. We have it in our current home and it's great as it means the children can play outside even when it's hot. The pool will warm up with the morning sun and then you can enjoy the shaded area all afternoon. Some people have to go to a lot of expense to erect shade structures over their pools so that the area is comfortable to use. Thanks for that A Rancher ... it will help with our decision making ...
