So, we're hunting for a new villa as our tenancy expires soon and we had 4 houses to see today at The Villa. The prices seemed good but oh my, what a shock when we got there! Three of the houses were brand new, handed over in last few weeks and were advertised for between 10,000 and 20,000 less than the actual price and all were absolutely the worst built villas we've ever seen! Now, maybe we were just unlucky and saw 3 particularly bad properties but we are quite put off now. The fourth was lovely but actually too big and I dread to think what the DEWA bill would be every month. Can anyone comment positively or negatively? The location is not so bad (only found one entry/exit though) but I can't imagine moving my family in only for the walls to come falling down in 6mths! (really, the cracks were THAT big!) Any info anyone has would be greatfully received at this moment!

We live in The Villa and have the lowest Dewa we've ever had on our Dubai houses - admittedly no pool and no grass :cool:

Hi NannyMcphee, I guess you were unlucky with the villa's that were shown to you. I am new to Dubai (as well as to this Forum, hi ladies) looking to rent a Villa, and was shown some really nice ones in reasonably matured courtyards. Apparently Mazaya is releasing a bunch of villas every month, they have 3 kinds that they rent out, A1, B2 and C 1,2,3. Different sizes (and rental fees). These Mazaya's (there are some for sale as well, but with different numbers) all have pools and will remain property of the developer, whereas the DP ones are mostly sold, so you would have to deal with the landlord. Saw lot's of kids playing. Anyways, if you really like the area, don't be put of and find another agent to show you some other Villa's.

5K!!!!! Blimey, enough said, thanks fairycakeyumm! They were our summer bills lol I have a friend in a mazaya who's bills were between 3 and 4 k....our winter bills are coming in at over 2 k without the housing fees yet. My friend in falcon city has a 5 bed her winter bill is 700 Dhs that's with 3 kids.... Really don't get dewa they charge wat they want I think.

Yes all mazaya ones have small pools and Dubai Propertys don't unless the ll has put one in.... There are two type of mazayas. All mazayas and Dubai properties are all mixed up in phase 1,2 and 3. I live in a Valencia whic is a DP, for the last two years....they are poorly built the windows are awful they don't keep the ac in at all and it's the coldest house I've lived in, in Dubai over the winter. We re planning on moving at the end of the yr to falcon city which are the houses before the villa. We have several friends that own houses there and they are built much better and alot of the owners are local up there. All our friends dewa are so much lower there as well. These are lovely houses but we ve had enought of the 5 k dewa bills lol

Thank you for your replies ladies. May I ask how you tell the difference between the developers? Is it that Mazaya built phase 1, the other company Phase 2 etc? Also I noticed the nasty one's had pools but the lovely big one didn't, is that significant? Should I be looking for one without a pool?

There are different developers in The Villa + some landlords bought land and built their own villa. The 2 main developers are Mazaya & Dubai Property, snagging should have been done by the landlord though as emlsnre said some lanlords may not have bothered to do the follow up. Check The Villa website, there was a landlord renting his villa direct last week and he did all the snagging, maybe it's still available? We've been in The Villa for over 18 months and love the community xx

A friend of mine just moved out after a year of horrors! She said they were the worst built villas she'd ever come across (and she's been here a while) and it seemed absolutely everything that could go wrong did! Also, the LL did nothing to make repairs in spite of it being in the contract! Maybe you saw her place!? That said, I have friends who own a place there and all is hunky-dory... Maybe it's the 2 different developers...

We live in a granada -( Dubai properties) and love the house - keep looking there are some good designs on the villa.

Oh dear, i think you may have been a bit unlucky. However, while ours isn't falling down the build quality and finish is well, not quite what we are used to at home. I thhink alot of the owners just didn't bother to snag, they just took ownership expecting to rent out. We have lived here just over 18 months, and in general happy here. The spaces are great, kids have outside space, rents are good although have noticed prices seem to be significantly higher on Dubizzle recently, which is surprising as there are still no facilities here. There is an exit off Emirates Road and another off the Al Ain. Skycourts has just opened a supermarket which is a five min drive.

I know nothing except what I've read here and seen en passant, but weren't there two different developers involved, with different standards? Have you checked out the Villa website, maybe get more info than on here? http://thevilladubai.webs.com/
