Sadly, but understandably, Nakeel are now doing as little as they can get away with re general maintenance of all communal areas. Light bulbs on landings not being replaced, broken floor tiles not fixed, that sort of thing. Makes the place look tatty. Grafitti has been appearing on the exterior of some buildings. We even heard a rumour that the Shoreline residents may be asked to pay to use the gym/pool. On the other hand, the apartments are nice, and becoming cheaper by the year.

Had the chance to live on the palm, but no thanks, I think it's a bit of a concrete jungle.

My advice, don't do the Palm. Get a villa with a nice pool in a community. Have lived on the Palm for 3 years and rarely used the beach. Too many problems and no management.

I know someone who owns in the golden mile nice apartments but they are going to rent it out and move back to shoreline because of the beach acceess and pools and shops....number 8 is lovely knownipe to live there with no problems.

What ever you do, DO NOT MOVE INTO OCEANA on the Palm. The penthouses are not built and are left to be completed once sold. There is no noise control in the building and when they start construction you literally have to move out. On top of that the plumbing has been done wrong and they can't get it to work. We just had two days with NO WATER - could not flush bathrooms!! And no one knows how to turn off the emergency loud speakers and they go off at 4 a.m. We can't wait for our contract to run out. It is a nightmare at Oceana!!

Marina Res apartments are really nice but they do not have access to a beach, just pools. Lots of the apts in the marina are within walking distance to the beach and they have great views of the sea/marina. Take a look at The Torch building, great value right now!

You have an option for the shoreline apartments, although there are some cons re noise and dilapidation. I think, not sure though that building number 7 & 8 are under different management and are looking nice. Tiara and Oceana are quite popular, but in my opinion very crowded already and the hotels have not even opened yet. Fairmont Residences. I like them but seaview rentals are all take for the moment. Marina Residence I hear quite good reviews but have not seen the apartments myself. Golden Mile, Very nice apartments but no facilities. If I had a 230 budget I would not look at the Palm to be honest, you can get a very nice villa for that amount. But hey that's me.
