Is there a 'law' or is it just negotiated between tenant and LL?

Thanks for the responses :) It was 'painted' when we moved in with a very light watered down coat of paint (over the concrete walls) a pale beige colour. Unfortunately, what this means is that whenever I wipe a off a mark from the wall the paint comes too! Thus I have white patches. My landlord is a very reasonable lady (despite not paying service fees for oh.. Several years(!!), so I will approach her and ask if she will do the repainting for the new tenants under the circumstances. Just wanted to check that wasn't a steadfast rule in place.

we have returned both our previous villas in the same state we were given them - clean and with pristine walls - however we did not decorate the whole villa. DH filled, sanded, painted with the identical paint (the bog standard Jotun ivory) all the holes we had made and they were completely invisible - way better than the previous botch jobs that could be seen in certain places. We also scrubbed away any scuff marks and touched up where needed. This was acceptable to both our previous LLs. I guess if you decorate to your own colour scheme or smoke then it would be a different kettle of fish.

It's governed by the contract. In the absence of an express term I would say you have no duty to repaint. Fill any holes you leave, then fair wear & tear should cover any deterioration in the decoration.

Is there a 'law' or is it just negotiated between tenant and LL? I have always had to leave it as i found it If it was painted when i moved in then i had to do it when i left Being an ex army wife i am used to painting haha

It should be in the contract but from what I know you leave it as you got it.
