Morning Ladies
Does anyone live in Al Furjan that could answer a few questions for me?
1. is there public transport around so my live out nanny could get to work?
2. has the 2nd access road opened yet? whats the traffic like on the morning?
3. is there a lot of children playing out etc
4. any shops with in walking distance?
Were looking to move out of JBR but i'm struggling to find an area with in budget that's right for our family?
Any general feed back, what you love or hate would be good?

I'm wondering if any others have any opinions about Al Furjan.....I'm online Villa hunting for a move in a few months.

There is an Al Furjan FB page. Ask to join and I am sure the residents can answer your queries. No luck. I asked to join for the purpose of getting a sense of the community as we'll be moving there this year and was told it was for residents only because they exchange private information.

I have lived in the Al Furjan villas for over a year now and have not encountered any of the problems which ExpatLora describes. It is true that it is not a gated community but there are several security guys roaming around where I live, on foot, bicycles, segway and cars. I have not heard one party nor do I hear any noise from my neighbours. Perhaps I am just lucky. The smell from the irrigation seems to have gone but even when it was there, it never entered my villa. There are speed bumps on the entry and exit into the community. I don't think the new fences can be much to do with security as there will be gaps for the walkways. From my villa I can walk to the shop, salons etc at Masakin but that would be difficult from the other end of Al Furjan. It also looks as if Discovery Pavillion is almost ready. My tenancy agreement is not limited to one year (I just renewed on same terms) and I thought those sort of agreements were unenforceable anyway. I could be wrong. I love living in Al Furjan but, as I said, maybe I am one of the lucky ones. Edited to add that the only thing which could be security related which has happened recently is that Security have stopped the (legitimate) company from cleaning my car. <em>edited by Alison_T on 05/02/2014</em>

The villas looked clean and spacious so its a pity to hear of all these problems In all probability the Apartments at Furjan are looking better as they are within a gated compound and have a shop. I do not get why Furjan and Gardens are the only places in all of Dubai to get sewage water for watering the grass? And as for speed bumps one or two are needed but it should not be overdone like in other parts of Dubai. Already the traffic lights going to Furjan are a waste of time and useless as there is no counter traffic <em>edited by Arch on 04/02/2014</em>

Hi All, Not sure if you've heard or read about the security issues with Al Furjan. There are attempted break ins, theft from cars and villas on an almost daily basis now. This is NOT a gated community, although there are fences now going up, don't know how secure this will be in the future. The break ins happen even in the mornings -- just nuts really! Residents are furious. The gardens are also watered with treated water and the stench comes in to the houses via the drains in bathrooms, kitchen etc. Really bad! Cars are not checked and anyone and everyone drives around the community. There are no speed bumps, so much so that if you stand at a pedestrian crossing, cars will honk and flash to warn you NOT to cross the road. There are very loud parties even on the weekdays with inconsiderate/ignorant people who think it is OK to howl (yes, howl) and talk loudly even at 3am, hire DJs to play blaring music in their garden, turn up their large screen TVs, have untrained dogs that bark all day etc. LLs are renting out, but only if you sign an agreement stating that you will leave at the end of the lease so that they can jack the rent up. There are no shops within walking distance, seen some children playing but mostly on the concreted/sandy areas (could have something to do with the treated water). Have seen a lot of people move out and some move in. It is up to you to decide what is best.

Did you ever get any feedback on this? Did you do the move? We are about to put down a deposit and am slightly nervous....
