I went to both areas today & I really liked the feel of the areas....

Can anyone living there tell me what they think of it? Would you recommend it?
What are the DEWA costs etc etc
Does the pool get really busy?
Is there a charge for the gym ?
Are there still empty villas available? There seemed to be, but I wasn't too sure.
Is traffic towards MOE horrendous in the mornings?

(I know this has been asked before, but I just wanted some up to date info as I could only find threads dated to June 2010)

I am in UK at the moment,,,As DH is gotten a job offer in Dubai, we are planning to move to Dubai...Before that I just wanted to know which community would be ideal...I have heard of the layan community...am just curious to know, how is the community in general ? Could you tell me on the facilities in the area..Are public transports available in the community?...I heard a lot about the rain floods in several parts of Dubai...Is there chances of floods in Layan? Are the drainage systems proper? Is there any particular body responsible for the maintenance of the community or is it to be taken care of individually? Looking forward to your replies... letsee, better to make your own post then to bump one thats 4 years old ;)

Can I ask how people find the Al waha Villas. I've seen a couple of 2 beds advertised there at a price we can afford. Am I correct in thinking that they are like Layan in that one villa is ground floor and then the cheaper one is first floor? Do they have access to pool etc. Thanks in advance for any feedback

We have just moved into Layan from the Ranches. its definately a different sort of feel. I love the fact we have the gym/pool/sauna/. There is a Sauna? Where?

Hi coco pops, We have just moved into Layan from the Ranches. its definately a different sort of feel. I love the fact we have the gym/pool/sauna/steam room/playpark/picnic area. My DD has just been offered a place at the nursery too. So far we havent met many neighbours and *it seems* everyone keeps themselves to themselves. The Choitrams has just opened and even has a p0rk section. Havent tried the salon yet but will now after DubaiCats recommendation.

The salon's lovely, btw. That reminds me - must ring and see if they can fit me in for a sneaky little manicure tonight just in case I end up going out tomorrow night... :D. :) always best to be prepared ;)

Thank you Roysie :) Villa is our preference, we're in an apartment now, & tbh there's not much privacy....I have to keep telling the kids not to make too much noise, and to stop scraping the furniture beause neighbours can hear everything! The kids miss having a garden...My thing is, where it takes me 10 mins to take my children to school, it'll take me at least 20 mins if not half an hour, which may not seem like a lot here, but it's a lot in the mornings when we are rushing around like crazy to make it out the door. We just need to weigh up our pros and cons.... I prefer Waha/Layan to The Springs though, which was also a consideration :) eta thanks for the email, I'll message you should I have any other questions to ask :) <em>edited by coco pops on 22/02/2012</em>

coco pops... Layan is fab. Never any traffic, half the time we dont even see any other cars as we are coming out. We have the gym, shop, salon etc. My email is amintoft at yahoo dot co dot uk. Dont hestitate if you have any questions... are you looking for apartment or villa??

I think Waha is still the cheaper option of the two if that'll be a consideration. A four-bed in Waha should be around 130k and Layan is - I believe - 150ish . Choithram's has just opened in Layan, which we are all super excited about! :D

Thank you for that Roysie....I obviously didn't put the right wording into the search tool! I liked Waha because it seemed less busier than Layan, also, with the nursery there, it will be busy around the times I need to leave for my school pick-ups. But then I liked Layan for the established feel, plus my DS liked it more as there were more boys his age there....I don't know....we'll prob go for the better deal....if we find a place we like that is! Also read a thread re:the driving....oooo errr is all i can say right now! btw I couldn't find your email add at the bottom.... thanks again

The one we liked was B26 ( no idea if it's still available). Hubby went to Salwan office 3 times, we literally signed all the cheques and just before signing the agreement they would say : Oh, the system does not allow me to do this, you have to get the house within 10 days! The next day they would call us and tell us: We solved the problem, you can come and sign now. We go back there and the same story repeats - 3 times!!! We have a total of 18 cheques written for DP and Salwan which we had to cancel. It was shockingly stupid! We really wanted the house but after the 3rd incident DH went out of their office fuming and swore never to go back again ) Ofc the next morning they called us back to sign lol We eventually rented another villa in THE VILLA . My advice, if you need to book the villa for more than 10 days, and they agree to keep it for you, don't believe it till you see it! And roysie was so helpful when I was looking to rent in Layan, I am sure she is a great neighbour! We live in Waha and have done since last June. Here's my input; Our highest DEWA bill so far has been 2,600dhs in summer. Lowest has been around a thousand (both including housing fee). I've never seen the pool busy yet. Not so busy you can't enjoy it, anyway. No charge for the gym. I see empty villas as I walk the dogs but no signs outside for rent. Traffic is a pain on Umm Suqeim road but if you take Emirates road towards Jebel Ali and then take the turnoff as if you're going towards the Springs and the Greens, that takes you onto Sheikh Zayed just after the Media Rotana and it's much quicker. Overall, I love the amount of space we have in the villa and garden, but sometimes I do feel a bit far out. Usually when I'm on my way home from somewhere, both kids are shattered and yelling and we need to get back for nap time before they both crash out and refuse to nap when we get in! Or when I'm in a cab on the way home for a night out and start worrying I can't see straight and might get lost :D.
