Nakheel Jebel Ali Village - Stay away

Stay away from the area, we have rented a 3 bedroom villa here from Nakheel two month ago. First of all: No two month free rent if you pay with one cheque, only 1 month, Nakheel has changed the rules. Then: Sewage flooding in the kitchen and lounge , while renovating some one trashed a toilette bowl and tipped the broken pieces down the drainage, resulting in a blocked pipe, initially I was told by Nakheel Manager that the blockage is because of the toilette paper we are using! Turns out when we finally got it flushed by a private company which we had to pay for that there are trees at the wend of the property, growing right on top of the sewage pipes which their roots helped to create the blockage. Then termites in the door frames, the frames and holes were just painted over during the renovation, today no water in the villa, something else is broken. And Nakheel leaves you completely alone with all these issues, no one is responsible. The workmanship of the renovation is the worst I have ever seen in my life once you look behind all the paint over stuff. Not in my life will I consider Nakheel again !! Stay away !!

We know a few people living in JAV, and they all love it. Nakheel have always been upfront about maintenance being the tenants' responsibility, with the tradeoff being that the rent is *much* less than you'd pay for a similar-sized villa up that end of Dubai in other developments.

JEBEL ALI VILLAGE VILLAS 2 Bedroom 125,000 - 130,000 3 Bedroom 130,000 - 135,000 •Leasing fees are 5% of the annual base rent. •Refundable Security Deposit shall be 5% of the annual base rent. •The above rents are inclusive of Service Charges. •5% discount in Annual Rent, if paid in single instalment. •Dubai Municipality Housing Fees shall be 5% of the annual base rent which shall collected by DEWA in 12 monthly instalments throughout the tenancy contract period. •Maintenance of the Villa is Tenant's responsibility. •Tenant must pay AED 2,000 deposit directly to DEWA. •Tenant must pay AED 200 RERA Contract Registration Fee for Lease Renewals & New Leases. •For new leases, only 1 instalment is accepted. If I am correct this is the link to them http://www.nakheel.com/en/leasing/the-garden-view-villas thank you. are these not the new ones? i thought jevel ali village was close to japs? those ancient villas that were revamped? might be wrong. thanks for posting the link though! JA village is close to JAPS, the garden villas are a different development I think My friend looked at the old ones but there is a waiting list I believe Is that thread up to date as the one beds are so cheap at 42k ( less district cooling) I could afford a 2 bed there! edited by sarahlou123 on 07/08/2014 yeah, that's how i remember it. i wonder how much they are going for. i remember some of them being dilapidated! as an aside: are people still living in the desert springs villas? that place is horrible (especially if you're in the grand millenium hotel looking down onto it!) They are around 120-130 for a 3 bed I think but was told you have to pay for maintenance and district cooling plus there is a huge wait list. I cannot believe DS is there, I didn't think anyone lived there.

There is both Garden Villas and Garden View Villas & Townhouses. A friend sent the Garden Villas link when we were going to look there, but the extras we far too much.

I'm really sorry to hear you are having so much trouble we are on a waiting list and have several friends living there and the completely love it. From what i can gather different contractors worked on different groups of villas and some did a terrible job. I guess my friends have been lucky. I hope that things turn around for you. I don't know what we will do if we get one, i really love it there and my friends are really loving but I don't want to get stuck in one of the dodgy ones.....

These villas have been empty for around 6 years and then they have the cheek to expect tenants to maintain them, never was going to be good news, avoid avoid avoid. Sorry you have been caught out though :(

Yes Nakheel projects in general are poor quality builds. The problem is there is very little recourse for tenants or owners as taking them to court in Dubai is very time consuming and expensive courtesy UAE's dysfunctional judicial processes, something Nakheel is well aware of and take full advantage of.
