Hi,

We're in the process of trying to rent a villa for the first time and there are sooo many things we don't know. For those of you who rent a villa either compound or stand alone is there one piece of advice you would pass on to a newbie???

What would you do differently if you moved again?
What did you find out about the property before you completed the deal? OR wished you had found out!!!!
How do you find out if your landlord is registered with RERA?
Who fits the white goods? Or was it in with the deal?
What did you find out about utilities?

These are just some off the top of my head but if there are any other things I should be asking I'd appreciate some tips.

Check whether district cooling is applicable as some of my friends are paying extorninate amounts to this and they live in a one bed!

The single most important thing to look out for in your contract that it does NOT say NON RENEWABLE....... you must sign a renewable contract otherwise you can be given notice to quit after 9 months and you will have to move out after 1 year - and that;s expensive. Make sure there is no mention at all about the lease being NON RENEWABLE. The secind most important thing is that it comes with a maintenance contract. It is the responsibility of hte LL to maintain the property. Many wriggle out of this and the tenant ends up spending a fortune on maintenance bills. Good luck - it's exciting!

It is the agents who are RERA registered not the landlords. Make sure you see proof ofownership documents, and if it is owned by an individual get a passport copy too.
