Someone to make sense of Jumeirah Village... Triangle... Circle... Islands... etc...

We're considering a move but can't make heads or tails of "Jumeirah Village". It's HUGE! And there are so many parts! JVC, JVT and apparently there's Jum Islands 2 and 3 which are completely different from 1??
Does anyone know a real estate agent who can make sense of it for us and who also knows the area well enough to tell us which area is best in terms of accessibility / facilities currently open/running and that sort of thing... basically someone who can tell us the pluses and minuses of the various areas.

Hi, V have recently moved to JVC " grand Chateau" having a pool and gym centrally located and villas around...Its amazing being here with a supermarket, pharmacy just at the walking distance plus home deliverys can also be done very conviniently.

thanks. That makes things a lot clearer! Agent tried to tell us early April that they were less than a week away from completion. I might be gullible but not that gullible lol. on property finder I saw advert for Sandoval Garden apartments in JVC. They look nice but I'm thinking there must be a catch. Do you have any idea or know people who live there? Thanks for your help!

Hi Feefmick! The complex you are referring to is definitely Diamond Views. It's an apartment complex, pool in the centre, with villas on the outside. Last i checked they werent near completion. We have friends who bought there and they've been waiting for handover for AGES. I can take a drive there this afternoon and have a look at the progress for you - will come back and let you know. There arent any general JVC pools yet. There are other apartment blocks, i.e, Damac (Lavendar & Rose buildings) and some others at the other end, the names of which i dont know. I know the Damac buildings have pools on the roof. We drove around JVC, many properties have telephone numbers displayed on their gates/windows. We managed to contact the owner directly that way. ilovewine - I know this has been done to death and I apologise but I'm STILL confused. Hope you can help advise. I'm back in UK, husband in Dubai. Kids going to DBS in September. I was out in April - saw some nice places in JVC online so arranged to meet an agent. Got very lost in taxi and finally found agent who took us to a partially built area - NOT what was pictured in adverts. This area seemed to comprise of aprtments being built (central pool) and villas/townhouses round the outside. It was a bit daunting as NOONE living there at all and was still under construction and it really put me off JVC BUT I think from reading posts it is an area we ned to reconsider. We are looking for pool access and anything under 95k. I know I've had lots of different advice ie I think someone said Grand Chateaux area would fit our bill (but nothing available for rent at the minute) BUT I'm in a bit of muddle re what is what and what would be the ost suitable area for us. I appreciate that the area we saw in April will prob be completed and habitated by Aug and may well be a good option for us as it has pool access and would give us the option of renting an apartment rather than a villa which as we're on a tight budget may be better. am I also correct in believing that the Al Khail/emirates round roundabout is now reopened which means that both getting to Springs and Emirates road is a lot easier. Any advice gratefully received and apologies if any repetition as I know various people have inputted before but I'm just in a muddle LOL. Thanks for advice!!

We're in one of the Mirabella townhouses. I know Diamond Views are the same as ours and there's another complex that has JUST been completed by i dont know the name of it. I've just had a look at google. Enter "mirabella jumeirah village south" and click on images. You"ll see piccies and floorplans there. Go to this link and click on Diamond View Townhouses, they have slideshows of what they look like. http://www.bayut.com/dubai_jumeirah_village_south_property/townhouses-rent-5416-1.html The above link also has piccies of Mirabella but they are definitely not the same as the one that we are in. There are 7 or 8 Mirabella buildings. HTH

Huh! Thanks ilovewine. I guess it really is all a matter of what you do with your own place and then whether or not there's easy access in and out. I'm currently int he springs and I guess if the road access is ok then even though there isn't anything in JVC for now, it's hardly a big deal to come over here to Spinneys/gym etc... We really like that we can just walk to Choitrams on a nightly basis (when it's nice out!) but such is life. REALLY like the idea of the 3-bed with a second living space. I looked at the floor plans of the 2-beds in JVT and REALLY don't see how they can be converting them into 3-beds. The upstairs area that I imagine is what is being converted into a 3rd room is TINY. Do you mind letting me know which area you're in? Are there any other areas that are equally 'lived in'? And do you know what 'type' your house is... so I can look up a floor plan? Thanks so much.

We are in JVC. Very big 3 bedroom on 3 levels, massive terrace and nice size garden. The maids room is in the basement and very big too, in terms of Dubai standards. DH turned it into his man-cave LOL. Lounge downstairs, family room upstairs leading out to terrace. Yes it looks like a building site but all our neighbours have done up their properties and gardens that we dont even notice it. They (and us) take pride in their townhouses and it makes a world of difference. We have many children on our block and they have all become friends, playing well into the night over weekends - taking turns either in someone's garden or in the sites across the road (whats better than lots of sand, toy cars, water and naughty friends?) ;) Anyway, when we moved in the roads were horrendous and it took us at least 10 minutes to get to our home. Now they have fixed so many roads, the perimeter (or ring?) road is also completed so whether we take gate 8 or 10, its straight all the way and takes us less than 5 minutes. Gate 6 (access directly from the D611 bridge) is open but only for construction vehicles at the moment. We have all signed letters addressed by our managing agents to RTA and Nakheel requesting access for residents too. The verdict is out on that one. Our rent is ridiculously cheap. We are close to MotorCity, MOE and Arabian Ranches. Emirates Rd is behind us, Al Khail on the other side, the D611 bridge takes us into Tecom and SZR - pretty easy.

FYI don't drive through the Islands without setting up a meeting with an agent first; we were blockaded in the other week by security who said we were trespassing (!). We had actually wanted to go to the club but I convinced H that it was too late and wanted to go home. As such we drove from the entrance to the next exit and they barred the way, convinced that we were up to no good for some reason...it really upset me and I won't be going back to use the club (which you pay for btw!). Anyway my point is, they are very strict and so be careful if you want to just take a drive and check out houses without appointments. Personally I love JVT - the houses are massive and people have started converting the 2 beds into 3 beds, so I'm sure some 3 beds will be up for rent soon. It also has good access to Emirates and Sheikh Zayed Roads as well as Tecom, Media city etc.. A friend lives in JVC and is frustrated with the lack of progress there in terms of roads and stuff.

Ours is a 2 storey 2 (very large) beds. We did look at other places with 2 beds but the actual room sizes were too small. I don't think there are any 3 bed properties in JVT <em>edited by Dilys on 10/05/2012</em>

Thanks ladies. GM, as the map shows, I thought it was just JVT, JVC and Islands with Islands being out of our budget but apparently there's Islands 2 & 3 which aren't islands at all. And a lot of places in JVT are 3 story and/or 2-bed but we want a 2 story 3-bed. Dilys, what's yours if you don't mind me asking? Plus need to know about current/future road access to different areas as DH's main office will move but not for another year. So really need someone we can discuss it all with. Surely someone knows a real estate agent who knows their stuff AND is half way decent!?! (LOL ... No offense to the actually good real estate agents out there... I know you exist... You're just so elusive!)

My other half has just rented us a villa in JVT. He looked at JVC and found it was just a huge building site, but said that JVT was nearly all finished, although there are no facilities there as yet. Sorry can't help with the other parts of Jumeirah Village. If we can help you any further let me know and I'll give you my email. HTH
