What is it like to live in Jumeirah Village Triangle?

Hello - would really appreciate ANY advice on JVT. I am moving back to Dubai in July after a 2 year stint back in UK. I have trawled Dubizzle trying to understand where is going to be the best location to live..
I need a 2 + maids - with garden - I am going to work in Knowledge Village and my son will attend EIS in Umm Suqiem. I will be doing the school drop off/pick up before work and on my lunch hour...so is JVT a good place to live?
I have looked at Arabian Ranches; which I love, but is too far...and Springs, which is great location-wise, but have read lots of negative comments about it being poorly maintained...
Can anybody help - please?! Thanks

it's the same as anything it depends how much effort you put in with other people. When you move there i would recommend posting something on the facebook page to say you have a 4 year old son who is looking for some play mates and i am sure you will get some responses. I dont have kids so cant really comment but i have met a lot of my neighbours in my district just by talking to people in the street when im walking my dogs. When the play areas are finished i would imagine it would be easier for your son to interact with the other kids. Hi Bracy Haven't seen many people walking dogs as yet, but no doubt it's a big area to cover. Could you please let me know which gardener you used, as I have about 15 - 20 cards in my kitchen !!!! and need to find a reasonably cheap one to do some work. Hi I live in JVT too and agree with Dilys and Bracey777 and love it, on the fb pages it is generally moans about things - we have had a few problems but they have now been sorted and I think it is lovely here. They are definately coming on with the landscaping and I imagine when its finished the prices will possibly go up, so now's probably the best time to rent. Only suggestion I would make is don't rent somewhere on one of the main roads as you have children - the drivers in Dubai are crazy (whatever the Nationality) lol.

I just want space for my 4 year old son...I won't be home till 5 or 6 in the evening - I'll bring him back from school at lunchtime, so I wanted there to be other kids for him to play with....no point in a big garden if he is always in it alone! Is it easy for him to interact with other kids or do people keep themselves to themselves? If the only company he has is our maid/nanny then I will never relax! ...but thanks for all the positive comments whilst highlighting potential issues...I am def interested in moving there!

i have lived there for 3 years and i love it. I have had some problems but a lot less than other places i have lived in Dubai. The rusty water is not an issue for me as if you run the tap for 30 seconds it all comes outs and is back to normal again. I dont think you need a maintenance contract ....in three years i have only had a couple of problems which were easy to fix. There is a company you can call to come and fix things were are very cheap. Be very careful of reading the JVT facebook page as people use it as a forum to moan about everything...it isnt really used as the community page it was intended for. The kitchens and bathrooms in my opinion have a great finish and i havent had any problems with either. Most recently they have planted a lot of trees and i live beside the big park they are working on at the moment. I really like living there the size of the gardens and villas really are fantastic

i have been living there for 6 months now. love it and have not 1 single thing to complain about. some roads are under construction but for the amount Im paying, i should not complain... they are doing well and i can see drastic changes every week.... all i can say is Bravo! :) Completely agree, every area in Dubai had to start somewhere.

I've just had some guys from Nakheel round this morning as we logged a few complaints with them and so far I can't fault them (could just be lucky mind). Donwstairs loo didn't flush properly, slight leak in guest en-suite and damage to paint on other side of wall. Loo and leak fixed, now just waiting for a painter. It may be worth checking with other people on the facebook page, whether or not it depends on your landlord. When we emailed Nakheel, we also copied in someone from the company who owns our villa.

Thanks v much for all input....I am def taking everything into consideration. Will make sure there is a maintenance contract before signing anything! Just out of interest - are there common, recurring problems&gt; I have seen a few things about rusty water and leaks.... also poor standard of fittings - electrical sockets disappearing into walls etc?! Just need to anticipate what gets discussed w landlord!

Hi Feebee I can't say too much as we have only been in our villa 2 weeks, but so far we love it. The space around and between the villas is so much nicer than any others we saw in our price range on Springs/Arabian Ranches and we had the same feeling about the bathrooms and kitchens. I also felt that the bedrooms were fine, but the living space itself was a bit of a squeeze (long and narrow), at least here we have plenty of space both downstairs and up. Yes we've had a few minor niggles so far, but Nakheel are sending someone out today to at least have a look. The parks appear to be coming on in leaps and bounds, the workmen turn up earlier every day. Yes it is a building site as far as the park areas are concerned, but nothing like the building site we saw at JVC. I would definitely give it serious consideration when you come out in July.

You are very welcome :) Do certainly look around, the gardens are a great size. As I said the most important thing is, make sure your landlord has a maintenance contract! If you need to know anything just send me a message. Good Luck :D

You are welcome :D Where I live they are getting on with the park just outside my villa. They have put up climbing frames etc... although it isn't finished yet and it is too hot to be outside for long anyway. I don't know how long it will take them to finish it of course but they do seem to be getting on with it! I can't comment on any other district. Taxi's are not normally a problem during the day, I get them all of the time, it gets difficult at around 4-5pm during changeover and especially on a Thursday night when everyone is going out. Kitchens in the villa's are small, my friends in springs have type M and E villa's and theirs are larger than mine. I don't know what problems there are with bathrooms in the Springs, I have looked around both types (3 bed) and they look fine. Can't comment on a 2 bed. To be honest with you, I am about to move somewhere I have only seen a few photo's of, I like the look of it. The way I look at it is, if I don't like it, then I can move in a year, it really isn't that long. The thing I do stress is make sure any problems with your villa, your landlord will fix. I have had a few but nothing really major. You can read the problems people have had on the JVT Facebook page.

Berniea, thank you so much for all the info and help. Yep - planning to rent, and it seems to tick all the boxes as a house...it's just the unfinished location that is slightly concerning me. I have seen that some villas are advertised as 'near to park'...but then have read that these parks aren't finished! It is going to sound ridiculous - but my issue with the springs is the state of the bathrooms and kitchens! However, the gardens and community park/pool areas are great... I thought if we lived in JVT then my maid might be able to take my son in a taxi to the springs parks...but you have just said taxis don't really go around JVT - so sounds like that won't happen! I have read that there are lots of families with young children in JVT; but that doesn't really help if there is no communal area for them to play. Hmm...you have given me lots to consider...thanks :0)

A road was opened within the last few months or so between JVT and springs. I live in District 4 with is one of the furthest away from it and it takes around 10ish mins to drive to Spinneys so isn't far at all, it takes around 20 to get to Ibn Batutta, so not difficult. Maintenance all depends on your landlord (I am a assuming you are going to rent?) The property has 1 years maintenance from Nakheel from the time they hand over the keys, you will need to find out when that was. I would if I was you make sure your landlord has a maintenance contract in place or you come to some kind of deal just to be on the safe side. You may have no problems at all. The gardens are great. We have a 18ft diameter pool + a gazebo with table and 6 chairs in and it takes up a small part of the garden, the gardens are big! If you have a grass garden you can get a gardener for around 250-350 a month. The districts mean nothing really. if you drive or walk you could walk/drive into a district without knowing it. They are signposted but not very well. There is no good or bad district. Getting out at 7, doesn't make any difference where you are really. My husband has no problems at all. Knowledge village, I had to go a few weeks ago and can't remember how long it took but I wasn't that long, rush hour I have no idea about. Anywhere that side of the city isn't a problem, you can go Emirates road or through springs and Al Barsha. With the new roads opening really has made a difference. Taxi's at certain times will not go to JVT a lot don't even know it exists!! So if you want to go out on a Thursday night by taxi, forget it! best drive and pick up your car next day if you are going to drink. Good Luck

oh that has been helpful, thanks... I was sure JVT was nearer than Motor City - isn't Motor City right next to Arabian ranches? Good to know about the issues with JVT, that was a concern actually - what happened with maintenance when there was an issue with the house. I am just keen for my son to have space to play and so the maid doesn't feel like she is living on top of us (or her us on her!). I am divorced and have custody of my son (my ex still lives in Dubai, the main reason for us moving back - so my son is near to him)....so really need the help of a live-in maid. It's great to know about the community - I will check out the FB page for sure... What about commute times? How long is it to get to a supermarket (I'm guessing in The Springs) and what about to Sh Zayed Road? Thank you ever so much - I really appreciate it!

I live in JVT and after two years I am moving. It depends really on what you want. I am in a two bed villa, there are a lot of problems, things are going wrong with them all the time. floods, brown water, Nakheel not paying dewa bill so some people had their water disconnected It is still a building site and will be for a long time. there isn't so much as a small shop. They are the negatives. The positives, the gardens are big and I love ours, I have lovely neighbours and there is a Facebook page for JVT residents, which is friendly (most of the time) and helpful, but unfortunately that isn't enough. I love walking and I like going on my bike, I do neither their as I just don't like it. Check out the Facebook page jumeirah village triangle. Might I say though most people who I know there love it. I do have two friends however in Springs and they love it, it is also finished! Hope this has been of some help.

Cannot comment on JVT but if you think Arabian Ranches is far I would have thought that JVT is even further. The only reason I comment is that I live in Motorcity and my DD is at Star. I have considered moving to JVC but I personally think it is even further than Motorcity.
