Are villa rental prices going up in dxb?

I'm considering moving when my lease is up, but when I had a look on Dubizzle, I was shocked at the prices. Granted, I'm looking for a 5 bedroom, but when we found our villa 2 years ago, we had a range of choice in our price range. Now, everything seems to be 30,000dh higher! At least. Much more in areas like the Meadows where we are. Are people really paying that much more now?

I noticed the other day that prices in Arabian Ranches have gone up. I asked the House Hunters lady why and she said that there are far fewer people leaving and more competition for the houses that are available. Thats rubbish - talking to a shipping agent he said he is doing 4 containers a week leaving and 1 a week coming in that's funny you say that Pepps because I see people moving on AR every day at the moment and lots of containers too...... thought it was an odd statement based on what I am seeing there..... mmm don t know claire thats what he said I don t think he would have reason no tot be honest but who knows ! Sorry not clear Pepps - I'm agreeing with you as I'm seeing lots of movement off AR at the moment - quite a few people have relocated to The Villa as it's far cheaper there and lovely - and I've seen lots of containers in the last few weeks so I'm agreeing with you and not with the HH person! Ahhh lol x

The advantages of Ar are that there is no more construction work going on and the project is complete; the landscaping has had a few years to become established and it's a very pleasant environment especially for walking/cycling. If you have children at Jess it's so convenient. In addition there's a very good roadnetwork into AR. The Villa is not complete and the landscaping (where it's been done) has not been in place very long. The access to the Villa and Victory Heights is still quite bad. If you go the VH through Sports City the roads are really quite bad. I guess it depends what your priorities are? I find as soon as I drive into AR I let out a sigh of relief and relax:-)

Is A R considered such a good location if so many are moving to better priced area's such as the villa's and victory heights ?

I walk my dog every day and keep an eye on how long villas sit empty. Sales are definitely very slow but villas for rent seem to be leased out very quickly if they are in a good position. Any villas backing onto the ring road stay empty the longest but those in nice spots go in days.

I don't think you can get a 5-bed in AR for less than 220 000 Dhs. What about the Villa, so many seems to move out there to get loads of space for less.

We got a very nice very well finished 3 bedrooms villa in Mirdif for 85,000. It has it's own garden covered parking for 2 cars. Got it directly through the landlord. The place had been advertized for a while on Dubbizle at 90,000 but managed 85,000 in 4 cheques and we can move in around May 20th and start paying rent on July 1st. Quite pleased with my negotiation skills. DH out of the country just now so has not seen it...I hope he will like it. Too bad if he doesn't - you did a great job! Well done.

Guiness - I'll see if I can find our agents number...we are on the lake, so wouldn't fit your budget, but a type 16 (which is what we have ) is a nice roomy 5 bedroom, and if you look at ones not on the lake, and have a bit of time you may find one. It was a god send when we got to the agent that found our place, she had the most properties in the lakes....maybe b/c she has lived here awhile and was quite realistic. Her name is Hana....I'll see if DH has her number For some reason the Maeen villa's are not very sort after - maybe b/c they don't have open plan living?

The Meadows/Springs/Lakes are all showing signs of age unless renovated, and sadly few have had any money spent on them since they were built! edited by Cornish Pixie on 27/03/2011 The ones we saw in the lakes had "aged" much better than the meadows. The places we saw there were shocking, and some of the kitchens down right disgusting...... Yes - we are in the Meadows and that is one reason we want to move. We've had major maintenance problems five or six times in the last three months! Our LL does eventually sort out the problems, but only after a swimming pool-sized lake fills our kitchen, or our backyard or the upstairs bathroom! We have a friend in Deema/Lakes who pays 200k, we pay 220k, and I can't really justify paying that much more for the houses here - we don't have a housing allowance, we have to pay ourselves. So we are looking for a nice 5 bedroom in AR, Sports City, Lakes etc. If anyone has any ideas ... :)

My client was offered that villa at 290k, it is on the lake and even the garage is air conditioned. The reason it's been empty so long is that it was sold to an investor and they have taken a while to decide what to do with it, move in themselves or rent. Believe me, it is the best villa I have ever been into in The Lakes. New marble floors throughout downstairs, upgraded bathrooms, all the fitted wardrobes have been replaced by custom built ones specially imported from the UK, it is quite different from your normal Lakes villa!

Yep thats the one...when we were looking we were offered the one opposite in Maeen 5 for $280 Negotiable - I think $40k is a large premium, even if it is upgraded. I am not even sure if the one opposite has been rented....a week ago it still had a sign up, so it had been empty for at least 2 months......

I have a feeling that some agency's definitely push up the prices. It is still however possible to find a villa for a good price, but you will have to negotiate. I also think the competition between agents is fierce! Don't let them bully you and don't fall for the 'you need to decide today or you will lose the house'. The Villa, Victory Heights and Falcon City seem good value, but personally I prefer more established (GREEN!!) area's. I agree with bornconfused. There seems to be quite a lot of movement in the ranches, but somehow these properties aren't coming up for rent. Most seem to be fore sale at the moment. At least that's what I see when cycling through the ranches.

In Al Reem 1 there are currently as we speak 3 containers loading people up who are leaving. Our's arrives tomorrow.. There is a lot of movement for long haul out of the Ranches daily.

Strangely though, when I have been searching for AR villas recently there have been few about. I have to agree with you Claire on The Villa being great value, as is Falcon City, Victory Heights have recently become scarcer too as they are more competitively priced. I noticed the other day that prices in Arabian Ranches have gone up. I asked the House Hunters lady why and she said that there are far fewer people leaving and more competition for the houses that are available. Weve been looking for a 3 bed since January and to date we just found badly neglected accommodations and compounds. Cant believe people live in such squalor.looks nice from the outside but when you step in there is wiring hanging out,cracks in the walls,super small rooms,ancient airconditioning systems. Then they offer an inflated price too....and that was just in Mirdif. Too scared to go look at other neighborhoods now.

I think many landlords, still haven't realised the reality of the situation here....we started negotiations on places, pnly to have landlords up the stakes (up the price, ask for 2 years in 1 cheque)...unfortunately if the majority are doing it, it makes it hard... the best thing is to allow yourself plenty of time to find a place..........

Hi Guiness, We moved in Jan from Jumeira to the Lakes. Originally we were looking in the meadows - my impression was that the Landlords were asking an inflated price - and prepared to negotiate down. One thing I did find in the meadows were the villas we saw, were very poorly maintained (1 we were quite serious about, DH walked out on the deck, and his foot went through the deck, he is a small guy, so that ended our interest!) we settled on a place in Maeen 1(the lakes) - which is 5 bedroom...because of circumstances we didn't have a lot of time for negotiations...but I believe given time we could have got it for a little less - but everyone only wanted 1 cheque - that was a surprise. Where are you looking? Our old villa is for rent still, but only has 4 beds. The real estate agent that we used for our new place was great. If you want I can give you her number, or can ask her if she can recommend anyone in the area that you are looking in.

from personal experiance(house hunting last Nov) i found, that is about how much agents/landlords push prices up on avrege....u need to negotiate.Stick to your budget.Prices have come down, but there are cheeky agents and cheeky ll's.
