Hello,

We have a lovely spacious home in Jumeirah 3 but just found out our rent will increase by 40k for next year! We were paying below the market rate and knew this would happen. I'm sure our landlord will continue raising the price so we would rather move after our 2 year lease is up. DH really loves the Sheikh ahmed villas and has always wanted to move there.

Any idea how much the rent cost there for a 4 bedroom. We had a friend that offered there's to us last year and the rent was 200k.

Also wondering, is there a waiting list or do you always have to know someone there who is leaving?

Would appreciate any advice!

hi Ladies, I know it has been many years since, but I am looking for a contact to Sheikh Ahmed Villas and when I google DREC it takes me to wasl properties and they have no idea about it. When I put Dubai Real Estate company there come tons of companies that have nothing to do with Villas. Please help! I wanted to find out more about villas. Thank you so much in advance!

nicedaynat: Thanks for the advice. I've already contacted them and put our names on the waiting list but I doubt that will make a difference. The person I spoke to said there are over 100 names on the list! So our rent has increased 40k for next year if we decide to stay in our villa. The contract ends on March 31 and if we happen to find something we will move out. Looking for a cute cozy 3 bedroom villa. =(

Ahmed villas are managed by dubai real estate company (DREC) you can contact them and they can tell you if or when any will be free. Or drive to each compound and ask the maintenance guys if any are empty or will be, they often know. They might be able to help.

Great to know! DH is heading to the landlord office now. =/ Our LL owns hundreds of villas and our neighbor lived in theirs for 10 years and even during the boom said their rent was never increased this much. I feel like our LL will continue raising our rent every year until it's eventually 300k! (The market rate for a 5 bedroom villa in Jumeirah.) Anyone living in Sheikh ahmed villas know how long or difficult it is to get a villa there? Is there a waiting list?

Hello ladies, Sorry for the late reply. According to the RERA calculator our rent increase should be 31k in 2015. The LL is asking for 40k for this spring when our contract expires but did not give us 90 days notice. Anyway they can't raise our rent until our 2 years is up so we should be safe for now. DH sent them a letter and we haven't gotten a response yet. HorizonMum2: I think we will be here until 2015 but will let u know if anything happens. 220 is a lot for sheikh ahmed villas! I remember when a 3 bedroom was 150k. Ugh.... let's see if these prices continue to rise. I'm pretty sure I remember reading somewhere that the 'no increase for the second year' rule that used to exist no longer does. edited by plum2 on 10/02/2014 That rule definitely doesn't exist. The LL can increase for your second year if the RERA calculator says so.

We have friends that pay 180k for a 3 bedroom villa there. They havent renewed their contract yet but have heard everyone is in for substantial increases this year.

I looked at a 3 bed one recently which was on the Al Wasl road and it was 220K - they had just gone up.

Yes they were 190k and 200k last year, depending on the position in the compound. Have you checked your rental increase and confirmed it is justified against the RERA online calculator? We just did that when the landlord sent us the new contract with an 18k increase, without any memo, phone call or advance warning at all. So based on the RERA calculator saying "no increase" i changed the amounts on the tenancy agreement, attached two cheques for the same amount as we paid this year, and couriered it back to them, enclosing a printout of the RERA statement. Done.

sal123 - after the 40K increase what will your new rent be? if it's within my range I'd be really grateful to move in there... location wise Jumeirah 3 would be perfect for us... you can mail me on horizonmum2 at gmail dot com curious about the Shk Ahmed villas too... but my only concern is that if they were 200K last year they're likely to be a lot more this year :(
