Moving to Al Furjan Villas

Hello all

I'm new to the forum and will be new to Dubai very soon.
We (my husband, daughter and I) are moving to Dubai soon and we are being housed in Al Furjan villas by my husbands company.
There seems to be very little info out there about this place, can anyone tell me anything about it? I see its close to Ibn Batuta mall which I've been too before but I know little about the area in general.
Any info or local knowledge is greatly received.

There was an email sent out by Nakheel in December: Dear Al Furjan Residence, Kindly note due to the completion of the construction for the infrastructure and roads. Effective Wednesday December 11th 2013, there will be a closure of road 32, so there will be no access to Al Furjan villas from Jebel Ali (D57) Road & and you will be using the main entrance only from road D59 Attached Traffic Logistic Plan for your kind reference. Would any of the ladies at Furjan have an idea as to what exactly is going on with the access to Jebel Ali road? Last month, a paved access road with streetlights was blocked off with concrete barriers. Since then people have been using another semi-paved access road, which today has the entry ramp levelled off so no one can enter it, the alternative now is to join the thousands of cars leaving via the Discovery Gardens side meaning half an hour to just enter SZR in the morning How does it help anyone to block off a convenient access point and make the already congested exit points even worse ?!

I have just moved to Al Furjan Dubai Style villas. Just wanted to find out if any of you are experiencing sewage smell inside the villa, especially when the sprinklers are on outside. Probably using sewage water to water the plants, they do the same around Jum 1 and the mosque - it stinks :(

Hi All, We recently bought a Dubai style type B independent 3 bed villa and will be moving next week. DH and I are now in the process of buying the necessary appliances (i.e. stove, fridge, and washer/dryer) and would really appreciate the feedback of those of you who have already gone through this process. Specifically my questions are as follows: 1. Previous posts mention that only gas stoves and ovens will work. Is there a work around, and if so, how complicated is it? 2. What size cooker will fit? We are looking at the 90cm width and 60cm depth. Is this the size most people have installed, or have you opted for the smaller 4 burner 60x60 cookers? 3. Has anyone installed a side-by-side fridge (the kind with the two vertical doors), or is the given area too small? 4. For those of you using gas cookers, have any of you gone for the direct municipality provided connection, and if so, what are the fixed monthly charges? 5. Is the lack of lights in the bedroom mentioned in previous posts in the townhouses or the villas? We have measured the different areas and compared to appliance dimensions, but were very interested in what others' actual experiences have been, as theory can be very different from practice. Any and all help is greatly appreciated!

The Quortaj and Dubai style are actually identical inside so it depends on what you like the look of from the outside! I can't comment on a cleaning company but do NOT use Ocean View Landscaping for your garden. They want to be paid in advance and then never turn up. It took m 6 weeks to get the garden completed and had to call just about every day. Yes I have seen both they are identical I wanted to know this that which of the two styles is better for a family of 3. As in how the locality is. Thanx on rhe ovean veiw I shal keep that in mind.

I live in Al furjan since January, we are 5 and occasionally a visitor like now. My highest DEWA bill including house fees was 1380 in July so far. A/C on all the time, lots of showers a day and watering the plants once a day, I don't have grass. The lowest was 890 in March without visitors and almost no A/C on. It was more or less what I was paying for a 3brd apartment in Marina. My cooker is electric, so I don't have gas bill. About the dishwasher, I don't have one, but the Nahkeel guys fixed the problem for me, as I asked when I moved without any charge.

Obviously the costs depend on your usage. I live alone (2 cats) in a Type A Al Quortaj villa. In the summer I leave my AC on 24 degrees in all areas except the master bedroom which is as cold as I can get it. I occasionally drop the lounge down to 22. In winter its usually only the lounge and master bedroom. I water the garden twice a day (plants/trees only). I have artificial grass. My DEWA bills (including housing charge) for the last 5 months have been: March 1,085 AED April 1,420 AED (I had visitors) May 1,295 AED June 1,738 AED July 2,291 AED Gas costs are minimal. My quarterly bills are around 135 AED of which either 90 or 100 AED is a standing charge, so actual gas usage is around 10 AED per month. HTH

The gas company is Lootah Gas. They will install the meter, temporary pipes and provide the gas bottle and cage. The gas runs through the meter and you will be billed quarterly. I think it was 1,000 AED deposit. The dishwasher problem is a common design fault to all villas. Nakheel corrected mine (free) and it does not look ugly. They removed the two doors from under the sink and the cut the bottom so the side next to the dishwasher could be moved over. They then took the doors away and cut them so both are the same size. The difference in door sizes is unnoticeble. You are left with a small gap on the side of the dishwasher next to the cooker but, again, it is harldy noticeable. If you leave an email address I can send you a picture when I get home later.

Hi I have moved to al Furjan 2 weeks back and i have notice the problem of the dishwasher, i have called Nakheel and the technician responded that they can do it but it will look ugly, can anyone send me a picture of the actual modification if possible please. thanks

we are paying AED165,000 (2 chqs), but we paid for landscaping. So either we sell to landlord (but he will probably up the rent), or we sell to new tenant...needs to be sorted! Most of these villas are not landscaped and going for AED180,000, so it is a good deal. We need to relocate beginning to mid-may...Let me know if you are interested.

Hi Misabella, I doubt that 90% of the villas are rented. I look from my window and only in my block I can see 6 unoccupied villas. There are many more around, even in "premium" locations. Maybe some owners are trying to get better prices after the occupancy is high. Anyway, I am living here for almost 2 months and nothing to complain, we are all loving it.

If villa, we have the 3 bedroom one that we need to move out in may as we are relocated to qatar, it is corner plot close to park, and no construction around us. If interested let me know, our landlord fantastic, the villa has been landscaped, and he gave us a really great price which am sure he could extend to you. Let me know. Tia75, how much do you pay? Hi everyone! We are thinking in moving to al furjan but we just found the last few options left, as i believe 90% of the villas are already rented, does anyone know what they are building in front of the villas (main entrance) after the first round about, cause the house we liked are just facing in front of that construction site im talking about qortaj villas, please before we make a decision does someone know? as we want to avoid big noises as we are running from our villa here in jumeira due to several noise problems. Thanks!!

Hi irishmom, I only saw your post today. It is funny that they fixed the dishwasher/oven issue for me without any trouble, it was in the list that I sent to my LL and he sent to Nakhel. They only did not fix the backyard light. My father did it himself and it is working fine now. About the garbage, I have no clue, today they removed some boxes I left outside, but the garbage is still there. As I am only home in the weekends I could not find thi out yet. Have you?

They came today to sort out our washing machine and my husband asked them to disconnect the light for us. We paid them 200dhs to do it as Nakheel won't officially do it. We asked them to sort out the design flaw in the kitchen too where the oven/dishwasher goes and they said no!!! "It's the problem of the landlord, he should have mentioned it when doing the snagging". Can you believe that? I'm going to call the estate agent tomorrow and get him to sort it out. Also, any idea what days they take away the trash?

They deliver, but I actually enjoyed going there walking, I am very close by. From time to time they put an advertise on my door. Nakheel acepted make the change for the lights? The guy here said I would need an eletrician and pay for it!!!

Apparently Nakheel will come and disconnect the light for you, they just put another switch on the wall. Annoying and a bit time consuming but worth it I think. Any of you ladies have the number for the mini mart in Makasin Al Furjan? They deliver here I think.

Hi, I moved two weeks ago, so far no big issues. Nakhel also sent people here for the dishwasher issues and some other small problems with tiles and light bulbs. I installed the lights in the bedrooms and to be honest it was a relief not to have all that dicroic (sorry if it is the wrong word in English) lights everywhere. It is too bright for me, changed to led where I could. The main problem for me is the light of the backyard that is connected to the living room, so far could not find a solution, my team of engineers is trying really hard (DH and father). This week they planted many new trees and I noticed that they put new signs everywhere. There is something between the two phases that the agents call community center, so far it is empty, so I am not sure which will be the purpose of the same.

Hi, we have been here about a month now. The house is great with lots of space. We have discovered the design flaw with kitchen re dishwasher after it was installed! We called Nakheel and they sent a carpenter who removed the door to cupboard under sink allowing the dishwasher to be moved down. We also discovered no lights in bedrooms!! We did have an issue with the water pressure and the smell of sand from the water. We let the taps run for a while and seems to have sorted it. Nakheel came and changed the filters also. Nakheel have said there are no plans for community centre and pool. Has anyone any more information on this?

Anyone having any problems with the water pressure in their villa? DEWA is connected and Arabtec came round to turn on all the tabs, check the water pressure etc. But this morning it's slowed to a dribble again. Also, this might sound really stupid (and probably is) but there are no lights in the bedrooms. The entire rest of the house has spotlights but nothing in the bedrooms... I assume we just get our own?? We didn't even notice it when we moved it, it was only when we were going to bed that night.. haha!
