We went to renew our son's visa and emirates id and was told we have to have our tenancy contract registered.
We went to the land department and they told us we need to bring in addition to the original contract:
*Title Deed
*DEWA bill
*Passport Copy
*Trade licence

Where do I get a title deed? What is a trade licence? Does trade licences only apply to businesses? Please help. All these extra requirements is delaying our sons visa renewal and giving us a big headache.

MY EXPERIENCE TODAY: As I mentioned below, landlord is still sending my Original Tenancy contract by courier, and agent is being arsey about getting in touch with him for a scanned copy. So I did something really naughty and faked his signature. (SORRY!) had no choice. I told the man at the counter I only have a copy and he said thats fine. :O............... :D Anyway, newly opened Municipality building at Al Manara (SZR) has the Ejari counter there, as well as the typist, the RTA, and Immigration. So I gave: My passport copy with visa page - COPY DEWA Bill - Original (because I had one in my car) Title Deed - COPY Tenancy Contract - COPY Paid 195 And it was done in less than 5 mins as I handed this over to the guy at the counter. Nice place, new, clean & systematic and fairly empty at 4.30pm today. The only thing I would say about this place is, BE WARNED, security pulled me up for my sleeveless top. I was wearing a high neck top but sleeveless (he told me I should wear a shawl or go get abaya from there - pointed in some direction). Nothing else showing except my arms and a little shoulder. I apologised and just walked out as I'd just finished Ejari anyway. Just FYI ladies.

Did you manage to do this with just photocopies? And also is the one in mazaya centre just a typing centre? Everything was a copy apart from my Tenancy contract and the DEWA connection paper - just because I happened to have the originals on me. It's a little centre that basically does everything, like ID card applications etc and they've now started doing Ejari. So useful.

Thanks Ladies. I am currently at my landlords' office waiting to see his secretary. I am going to ask for all the stuff needed and hopefully this headache will go away. I read on the Ejari website that actually the landlord is supposed to do this. Grrr! Another expense. My DH is in such a bad mood because everywhere they want extra papers and money. What is the purpose of emirates id again?! Your are right there we found the same always more paperwork more forms more typing more money although its all worth it in long run ha ha. Our LL did our Ejari but did try to charge us 400 dhs !!! even though his secretary dropped him right in it and said 200dhs!!

Hi, Where did you go to have the EJARI registration? I went to Dubai Municipality in SZR and nobody asked for any original document. I took them, but he only took the copies. He did not ask to see my original passport or visa either.

Ladies, is a COPY of tenancy contract ok? My landlord is abroad (he's yet to sign & send back) and i don't think he can send the original back in time. DH;'s visa expires on 4th :( My copy was not acceptable. I had to go home and get original. X

Hi, Just came back from Dubai Municipality too. Only to complete the information. I did not have the Title Deed (I thought I had, but the paper wasn't it). If you have any document that shows the plot number, the person at Ejari can confirm on line the ownership. It took me 3 trips there, as the system was down the first, the second the guy forgot my process, but at the third one the confirmation was done and the contract was registered. Seems he does that a lot, the day he said he forgot he had a huge pile of contracts in the same situation. So I believe that as long as your landlord is really the owner it can be proved and the Ejari can be done with the plot number.

Actually I think landlord's passport is not required, but I cannot remember for sure, hence did not want to say anything. I always take all documents I have, as they keep changing the requirements. Ejaris can be done both by the ll or the tenant, obviously landlords prefer not to do as it is extra hassle. Title deed - many landlords do not have it, as they have to pay 2% of the sales price as land department fee. They only really need the title deed when they sell the apartment, so they procrastinate it. As government realized this "gap", now they require title deeds for a wider range of other stuff. However, for ejaris what they really need to input into the computer system is the plot number, which is not only written on the title deed, but also on the affection plan. Landlords usually do not have the affection plan, but you may inquire the plot number from the developer of the building. It is enough if given over the phone. This is how I did my ejari, as my landlord had no title deed either. <em>edited by dentro on 22/06/2013</em>

We had a huge problem with this. We have repeatedly requested title deeds for our property from the LL but he just keeps procrastinating. I think he feels like he has us over a barrel as we are wrangling over our renewal. In the end DH went to the passport office at Jebel Ali & explained the situation. Fortunately for us they processed her visa without the required documents. Not without hefty fines though!

I live in an apartment. Isnt the landlord who owns the building supposed to register EJARI? I went on the EJARI website and nowhere does it say I have to give the landlord's passport copy. Also on the leaflet they gave me they asked me to bring: DEWA bill,Original Tenancy contract,Municipal Affection plan. The trade licence is hopefully just for businesses.

yep pp copy of LL Appletiser. Should get this anyway when you sign up TC, you want to ensure the person who is renting out your property is really the owner. (all the scams going on etc). Exactly!

Title deed from the landlord. He must have it if he owns the premises, hence it should be attached to the rental contract. But if not, email him, he can scan and send. Trade license - only if you are a company, or the landlord is a company. You do not need to go to land department, it can be done at any post office, or tasheel centers or even at immigration or other official places. Takes 5 minutes. Didnt know I can go to Tasheel too. We have one around the corner.

Depending on your answer, you should go back armed with - copy of TL - copy of PP/Visa of TL manager - original dewa bill showing DH's name on bill - original tenancy contract - DH's pp/visa copy - LL pp/visa copy - Copy of title deeds to match LL pp copy. (If TC is only in DH's name you can cut 1 & 2 out from above). you can do the stamping as well at the Municipality buildings, the one next to Noor Islamic Bank metro station is a good one. hth. You work in connection with all this , don't you? :-) Contract is in DH's name. Do we really need landlord passport copy? Seriously?!
