Please recommend 3-bed apartment for a family with 2 little ones... on my budget

I posted a couple of weeks ago about our upcoming relocation to Dubai - we are coming over on a much smaller package than we are used to - not a voluntary move but we have no choice considering our family situation.
My husband and I will have a 20 month old plus a new baby due soon after arrival in Dubai.
I am having heart palpitations just thinking about the situation but trying to at least get my facts straight.
Our budget for accommodation INCLUDING DEWA and A/C charges is MAXIMUM AED100,000 / year or preferably less (as it will come straight of our own pockets and we have no separate accomodation allowance).
We would like a 3 bedroom apartment, just not comfortable living in a 2-bed apartment with 2 children - a toddler needs space to play.
We originally had our hearts set on one of the cheaper 3-bed villas in Mirdiff (they start at about 80k) but are worried about unpredictable / high DEWA charges and commuting time to DIP where DH will work.
I have managed to convince myself that an apartment will actually be more convenient with 2 babies under 2 as I am tired of constantly carrying my LO up and down stairs 10,000 times per day!
Since we will not be able to afford the level of toddler entertainment we are currently used to (never mind a maid / nanny!) I am hoping to live in a community or building with open areas / play areas / park / playroom / playgroups so that the need to go out and spend money every day is reduced and we will hopefully meet playmates for my son close to home. And being able to walk to the supermarket would be a plus.
Motor City looks very nice from what I see online (have never been there) as does Layan. And of course the Greens. I like the fact that the Motor City apartments are spacious and have storage (since we will ship all our stuff over) and maids room (just in case we are in a position to consider help in a few months) but after A/C and DEWA they may be over our budget.
I drive and will have a car so driving is not an issue.
I am not keen on something like International City or Discovery Gardens as to be honest find it a bit depressing - but maybe someone can convince me otherwise?
Any other ideas / thoughts / suggestions?

If you want the whole package I think Motorcity has it all. You shouldn't be paying more than 95kaed for a 3 bed plus maid. The downside is Emicool - I have a 3 bed and my Emicool for September was just over 1000AED but that is the most expensive it has ever been. The good thing about the apartments here is that there is 24 hour maintenance so anything goes wrong you call and they normally come within the hour except on a Friday. There are lots of families and kids around as well. DH and I both work full time so it is ideal that our homehelp can take our 3 year old out and play. Plus there is the largest Spinneys in Dubai there. Do you discount Discovery Gardens its is very family orientated and also closer to DIP where your DH is working. For me it was just a bit too far for getting to work and dropping DD off at school in the mornings. Have to say if you want space you can't beat the size of the apartments in Motorcity.

I live in JLT, Green Lakes but i wouldnt recommend to move in the S3. S1 and S2 are good but i think over your budget. Please be careful in JLT with the Palm Cooling Charges, which will be calculated according to your size of the apartment. My colleague in Icon pays for his 2 BR more than 700 AED per months only for cooling. In addition the housing fees could make your DEWA bill ridiculous expensive.

Yes you can check out Motor City and Executive towers, with some negotiation you could get a 3 bed for 90-95k

HI selma Don't stress too much, your budget is not so bad ! btw I have a 20 month old and expecting another one in a month or so. We managed to find a 3 bed with a teeeny tiny maids room (more like a store room) for 90k (excluding DEWA)in the marina, just behind JBR. unlike the JBR apts the bedrooms are smaller but with little ones i think the living area needs to be big with big passages instead of the rooms It has a baby pool & gym for post pregnancy weightloss :).... i think almost all the buidling here have them and some even have playareas It is also walking distance to a few different public play areas and of course the beach and THE WALK ..which becomes a buzz of activities as the weather cools down .... so enough to keep you and your little ones entertained There are also a few shops (that also deliver ...perfect when you got your hands full with too little babies, havent yet had a chance to shower but missing one ingredient for supper ! ...... I have freinds in motorcity and discovery gardens and both are very child freindly The motor city apts are HUGE! The balconies are .... Even Bigger ..... you could get lost i it! And again you have a pool, garden n lots of shops to walk to when ya just need to get out Discovery gardens - may not seem great because they have somehow got the reputation of being cheaper - but the apartments and living areas are really good ! And all of them include AC and maintenance A 2 bed with maids room and laundry and store room is very very reasonable ,,,, and you get playareas and you dont have to drive far to get to most places ... i also think alot of the places i DG deliver as well so dont rule it out theres no construction going on and theres alot of green spaces ... anyway good luck and chillax - you will def find something great And being on a reduced budget - thats nothing major it just means you will now become more savvy and take greater advantage of the many deals and sometimes free events that are always popping up all over Dubai!

You can pick up a springs villa for 75 K too if you negotiate hard ... 2 bed plus study/maids

Also, a springs 2 bed plus study might suit you, I don't think the DEWA goes up much more than an average of 800pm

Ok here are some suggestions: Discovery Gardens, The Gardens, JLT, Tecom, The Greens (there are 2 bed + study within your budget), they'd all be the closest to DIP other than the green community west which would also be very handy and might have some 3 bed apartments within your budget. A little further out, but still not far would be Sports City (although i'm not 100% there's 3 bedrooms there), Layan Community (Dubai Land, 3 bed plus maids nice size, community with pool, park and supermarkets nearby 82'000) and then there's a building called sky court in Dubailand, kind of unfinished area but would be pretty cheap to rent I would guess. Also there's silicon oasis, but probably a bit far for you from DIP.

I live in JLT and be careful with the building you move in as there are massive differences between buildings (and also in prices, of course). Quality of the building materials, cleannesses and security/reception staff varies enormously from one tower to another. I have been myself in a lot of them and I would not recommend to live in the cheapest. I live in Green Lake Towers which are probably the best towers and I can assure quality, cleanliness and staff are great. It is in the expensive side thought. Having said that, I lived in Green Towers for 18 months now and there are a few things are going down in quality i.e. lack of soap in the health room showers, machines in the gym that are broken and they never get replaced and broken sauna for ages. I am in the same position as you as we want to move to a bigger flat (I'm pregnant) closer to my husband's job and we are looking and executive towers. AED 100,000 for a 3 bedroom is quite challenging (we have the same budget and if we are lucky we will end up in a two bedroom plus maid/studio). Hope this helps.

If you haven't looked already, wouldn't the Green Community be ideal for you if your DH is working at DIP? It's a lovely place, really family and children orientated, I would think you would settle nicely there. You can walk to the shopping centre, as well. I've no idea of prices though, it might be out of your budget. Motor City also has a nice feel to it, but again, I'm not so sure of the prices. Depending on how far your husband wants to commute, I wouldn't really consider the Greens end of town, but that's just me. Good luck with the move.

There is a building in Tecom that is newly finished and 3 beds go for 85-90k, friends of mine looked around and absolutely loved it, great quality kitchen and I think the AC is included, google API tecom,

Try looking in Tecom and JLT. Tecom is not much of a community but is easy walking distance to the Greens and the apartments are much cheaper than the Greens and more spacious. JLT on the other hand is an up and coming inward facing community and also has spacious apartments. I'm not sure if you can get a 3 bed within your budget but you can get a large 2 bed for 70,000 to 80,000
