Anyone living in JLT- Green Lakes S3?

I've been living here for almost 2 years now. Recently the management changed and the building is in bad shape, dirty, amenities not working and so on.

I wonder what they do with the money they get from the rent.

Is there anything we can do to have the building in good conditions again?

The handle of our balcony door was broken and the maintenance guy broke the looker while exchanging the handle. There was a bad smell in the basement over 1-2 weeks, we got informed the sewerage tank needs to be cleaned. Nobody did that over the last 2 years !!! In our guest bathroom is a strong sewerage smell. The maintenance guy advised that its in all flats so no need to worry. (Great *ggrrrr*) Since may we have mold outside the corridor and Gerald informed our landlord soon it will be painted as there is no money to for a proper solution for the problem. Traffic is still bad when you want to leave/come home while peak hours. <em>edited by Gege_DXB on 14/11/2012</em>

In terms of the building things are improving, a lot. Gym equipment's getting fixed, walls painted, etc, etc. I'm not sure in terms of traffic, as I use the metro, which is right outside S3.

This just keeps getting worse and worse in S3. Last night I went to the gym and the only working elliptical was broken. To my surprise, a lady still went ahead to use it. I had to go and tell her it was broken and that if she continued it was only going to get worse. After that I went to take a shower and someone had pee in there :( I was totally disgusted. What kind of people are living in this building? Can't wait for the contract to be over.

I live in the Armada, we have no complaints over here. Madina Tower is a lovely building, so If anyone is looking to move, take a look.

Wow...we used to live in Green Lakes abt 3.5-4 years ago an moved when the rent went from 120 K to a 140 K for a 1 BR! I absolutely loved that place and always thought it was one of the best I ever lived in together with the Al Sahab in Marina. We were happy to find out that it is only almost half the price nowadays but when we had a viewing about 2 months ago we decided that it was not worth all the hassle. We realized that the security and amenities were not what they used to be but now I'm glad we didn't move...it sounds like a horrible place to live in now...too bad :(

We are living in S2, and are happy with everything. The facilities are very well maintained and the building is spotless. Might be because of different management . Hopefully S3 will get better as well.

Is anyone else experiencing a 'smoke' problem in their apartment? In the afternoons/evenings and in the middle of the night -- we get an awful lot of smoke (cigarette/cigar) inside our apartment and we can't tell where it is coming from. It doesn't seem to be coming from the hall or our balcony. Any idea? -- Any one else with this problem? It's quite distressing with a baby especially! Yes we get it too sometimes in the laundry room and toilet, no idea where it comes from, but I guess it comes from the neighbors upstairs.

Good news - Security will stay for one more year. Maintenance and Cleaning Company including Finion left the Green Lakes today. Lets see how its going on .... And now there's an 800 number to call for complaints... LOL

Well, I am sorry to read the problems continue in Green Lake Towers, but the reasons you are stating in your posts made me change to other towers in JLT last month - I lived at Green Lakes for 2 years and the quality dropped dramatically, but the prices remain the same! It used to be such a good place - the best in JLT. But not anymore. Hopefully you can deal with your problems, but if not move somewhere else, it is not worth the price they are charging anymore. I used to phone concordia management and they did not pay attention to me for months.... Good luck ladies, but there are other towers in JLT that are much better value for money!

I don't really know who to call anymore. I've contacted the agent, Mr. Youssef and the Facilities Manager, Gerard, but I had no positive answer from them so far. The gym is in worst conditions than it was before, all they've done with the AC panels was to paint them, to hide the mold and then, the fire alarm, I have no idea what happened. I'm fed up to pay a rent to live in this conditions, and we still have like 8 months left in the contract :(

I love to live in the S3. GGGGRRRRRR Starts with no treat miles and steppers in the gym, AC/Maintenance Issue continue with new security regulations and this night twice fire alarm. anybody knows whats happened? the security change their stories every hour. It is true that some tenants make a report at the police because of the totally drunk guys which were the reason for the first alarm? My husband and me ran down the stairs to find no lights on from level 13 to the ground floor. Would it make sense to call the municipality to complain about it?

I think it would be nice to get all together so at least we look more powerful. We rented through an agent and he's basically refusing to give us the contact information of our landlord, which I find it very strange. I would also like to make a formal complaint, break the lease and leave the building. Don't fall for this agents trick! You can easily find out. Who is basically going to try and rip you off and make more money out of you if you want to renew. Btw, I asked our Facilities Management Team for the owners contact details when I wanted to rent a bigger apartment in the building, they easily gave it me :)

@pmd I'm sure the agent is Mr. Yousef. He sees himself as the exclusive agent in Green Lakes S3. We had our own argument with him a couple of weeks ago. By the way you can see the name of your landlord in the deep title, if there are no contact details in it. Ask Rera for it – we did the same to renew our contract with our landlord directly. I spoke with the security with regards to the parking system, which will be implemented in the Green Lakes by the end of the months. There is no major plan for who will get a parking and how many parking every flat will get. Even the access system is questionable for the moment. The only thing which is decide is that their will going to block the parking spaces in 2 weeks to avoid non-residential parkers.

The problems in the building are definitely increasing and it will be a horrendous ordeal for everyone if the AC gets cut-off. That being said, I'm not sure whose fault it is. There are numerous landlords, including my own, that have paid their fees that the management company initially said had not paid their fees. I think there may have been some sort of confusion with the money and fees in the turn-over of management. We can only hope that it gets sorted out. Additionally, I think it is fine to save money and energy by keeping the floor temperatures slightly warmer -- it use to be absolutely freezing. Furthermore, while at first I wasn't a fan of the new security -- I do think they are doing a good job now. I do, however, really want the gym equipment to be fixed -- all the treadmills need is basically oil/silicone under their belts -- this is not an expensive fix.

Its not fair to blame the new Manager. He just need to solve the problem the previous company left for him. Why the security changed? The building couldnt afford them anymore because the landlords didnt pay the services and AC charges. Why almost nothing is working anymore in the gym? Because the landlords didnt agree on replaying it. My information is the jacuzzi doesnt work anymore because the building cant affort the water anymore. Their trying to cut any costs. The AC in the floors is 30 degree and even the security is complain about that. I spoke with some other tenants and all of them knew that the landlord didnt pay the charges since ages. Outstanding amounts of 70.000-100.000 AED per flat are the average. The top 50 non-paying landlords owning the building managment 1,2 billion AED!!! I will get official papers of the new management company to make an official complain against my landlord because he took my money (rent including AC) and didnt foward it to the building manager. It used to be a good building but since the management changed everything is getting worse and worse. When I contacted them regarding the mold in the ceiling they said they had order the new panels but it was going to take some time, that was like a month ago. And now with no treadmills working, both jacuzzis broken, we will have to enroll in a gym. As if we didn't pay enough money for the rent...

I thought the Green Lakes were some of the best in JLT, how dissappointing. We are in Saba 2 and renewed our lease for a further year, a few months ago. I have nothing to complain about, the facilities are amazing and the building spotless.

I'm fed up with living there and contacted the Building Manager of PLACE. He told me that the most of the landlords didnt pay their charges of the last 2 years !!!!! and now the building is out of money etc etc etc. We all know the letters in the elevator. Soon the excisting maintance company will be kicked out (thanks god !!!) and at the moment the Building Manager is looking for a new one, more reliable one. According to the landlord boardmeeting in August the brocken treadmiles/steppers in the gym will be not replaced. The new security is comparing with the previous one a joke - the only one with is trustworth is Paul (nightshift-lobby). In my floor the ceiling infront of the elevator is moldy and its stinks and nobody cares. I dont know what's happening to the Green Lakes in general. In the backside of S2 (different managment) is the whole podium floor full of waste. Nobody is picking it since 2 weeks. <em>edited by Gege_DXB on 02/10/2011</em>
