We are relocating to Dubai in September and thinking of renting an apartment in the Palm Jumeirah can anyone give any advice/feedback on their experience, the facilities, pros and cons?

it depends what you are looking for do you have children? what is your price range? its easier to make a decision once you are here though and your husband will need to have his visa before renting anywhere so I would suggest maybe stay in a hotel untill you get good look around

Hello, I've been in Dubai 8 years and lived on the palm for a year. It's the best place we've lived. We are in golden mile and looked at lots of shoreline apartments which we found were not as good quality. We have a gorgeous view of the sea, sunset every night. Our apartment is huge, and has good quality fittings. the concierge and housekeeping facilities are excellent. The buildings just feel lovely and safe. Never had any broken maintenance problems. It's the easiest access on and off Szr and I've never once been stuck in traffic coming on or off the palm. Waitrose in marina mall is only 5 mins away in car, one stop along SZR. I love living here. I feel we aren't in the car at weekends, there are bars and restaurants to walk to or a 5 min taxi ride. The park and running track is lovely. I've got lots of friends that live here to and we moved here as they were all so happy, we will be staying here as long as our landlord is nice ;) Any more questions let me know X

"Overpriced" and "overrated" assume that you know the OP's criteria. If you are trying to maximize square footage, perfect interior finished and proximity to cheap shopping, then the Palm Jumeirah is not the right place. If you value ocean views and bragging rights, then maybe its worth a look. I don't know much about the interior of the apartments but I do know that there is a strong community feel. Because of the common areas (e.g. new park, pools, beach, gym, restaurants, coffe shops) there are lots of places within walking distance to be entertained. Not sure where you are coming from but in Dubai things are considered "old" within 5 years. Nahkeel is making a lot of recent effort to spruce things up. I live in one of the Canal Coves and they randomly upgraded all of our pool furniture last week. And, they have been rebuilding several of the beaches ...

I'm going to agree with TDB here, I too find the Palm overrated and outrageously priced for what you get. For what you'd pay for an apartment on the Palm you can get a villa elsewhere in Dubai in a much more established and green area, or a much bigger (more bedrooms) apartment in JLT or the Marina of the same build quality. Unless you're loaded and can afford a villa on the fronds with a private beach, those are nice... ;) Have a friend who lives on the frond Daughter and her friend in the sea a few weeks back Got out of the water and their legs were covered in cement!

I'm going to agree with TDB here, I too find the Palm overrated and outrageously priced for what you get. For what you'd pay for an apartment on the Palm you can get a villa elsewhere in Dubai in a much more established and green area, or a much bigger (more bedrooms) apartment in JLT or the Marina of the same build quality. Unless you're loaded and can afford a villa on the fronds with a private beach, those are nice... ;)

No offence to anyone on here but IMO the Palm is massively overrated. Most of it resembles a building site, the roads are all bumpy due to the trunk shifting, the beaches are horrible with sludgy sand and stagnant water, and you can't really walk anywhere - there are no shops or facilities either. There was supposed to be the Trump Tower and a huge mall but this was scrapped. There is one expensive supermarket that delivers and there are rumours of a Waitrose opening in the Fairmont but I'm not sure how true this is. Some of the buildings are nice, such as Tiara and Oceana, but others have been beset with problems. Shoreline facilities access was curtailed to tenants whose LL's hadn't paid service charge, despite the tenants paying rent. And the Marina Residences pools were also drained due to non payment of service charges. Bear in mind these places charge top dollar rent which elsewhere would get you a lot more bang for your buck - you are purely paying for an address. I also find it super annoying that coming off the Palm you can't reach Marina easily at all. You have to get onto Sufouh road and then wait ages at a U turn to come back the other way. The only one apartments which seem relatively good value are the Golden Mile which are very big and done to a nice standard. I think the 2 beds are around 130k. Frankly I'd rather live in a villa for that price or a community with more facilities. I live on the palm and some of this information is NOT correct. You can walk around the palm and there is now the running track in between the Shoreline and Golden Miles. There are grocery stores around, and I find them reasonably priced, pharmacy, restaurants etc. so I am not sure what you mean when you say there are no shops or facilities. When you say you find it annoying that coming off the Palm you can't reach Marina easily at all- Not everyone on the palm has this as a consideration, and if anything, it takes me very few minutes to get to Marina, and overall, I find the access in out and of the Palm reasonable. It all depends on what one is looking for, and I personally find living here very convenient.

I think you need to view in person to get an idea. It all depends on what you are after. I think Oceana and Tiara rents are rip-offs. The Movenpick hotel in Ibn Battuta arranges bus transport to Oceana pool & beach so I can imagine it can get a bit crowded. I can only comment on the 2 bed apartments as we viewed lots of them in JLT, Marina and Palm Jumeirah. For us the floor plan and size was important as well as the finish. Some good points to bare in mind: It's very easy to get a taxi from the Palm and the traffic is not as bad as in many other parts in Dubai. It's a bummer that there is no proper supermarket on the Palm but Marina and MoE or IBN Battuta are all just about a 10min away. Marina Residences have fixed white goods in the kitchens which is a big saver and you won't have the hassle to buy and own them. The Golden Mile has no gym/pool facilities but the Marina Residences has them (but no beach access). The Fairmont has in my opinion the best looking facilities as the beach and additional pools only opened recently and all is new and fresh. The apartments are also a very good size and the balconies are like an extra room if you have one facing the inner yard. (balconies on the Palm facing the road get a lot of noise from the traffic and there can be some "boy racers" on the weekends but not the extent that JBR get them) Shoreline apartments can be a bit run down but it depends on which block. I've heard of mould and leak issues in some of them. The square footage of the Palm apartments tend to be bigger than in Marina and the bathrooms have a bath and separate walk-in shower. The balconies are very large too so you get a good use out of them. I don't think the rents can be compared on the basis of how many bedrooms there are. You should check the square footage to get a good idea of the size. The park was mentioned on an earlier post and it's great for families as there are several kids parks within it. It's also great for walks/runs. We were checking online for a considerable amount of time before we moved here but it was really when we were here and physically saw the places that we could make a decision on where to live. You need to make sure that you're dealing with a good estate agent as well as good landlord that is paying the service charges. The issues last year got a fair amount of publicity so hopefully Nakheel won't get away with draining pools etc again.

On a more positive note (Dangerous Blond, do you live on the Palm bc some of your statements are not accurate?). Pros: There are mini supermarkets, Milk and Honey market, restaurants, dry cleaning, salons, cash machines, Tips and Toes, Riva Beach club, flower shop, etc...so there are services on the Palm. No Waitrose yet but most Palm residents stopped holding their breath for that awhile ago. Many supermarkets all within 10 minutes of Palm. New Al Itthad (sp) park - good for running, cycling, pets, children, etc. Very nice track. Traffic flows on the Palm. You never sit in traffic like JBR/Marina. Yes there are speedbumps and roadworks, but that is common all over Dubai. You can drive off the Palm - direction of SZR/AD but then stay in right lane and get to the marina quickly. Yes the other easier road has been closed for years near the Nakheel car park but it's not too difficult. It is easy to come on/off the Palm. Marina Residences pool situation was resolved fairly quickly (I believe) after they were drained. Ocean/Tiara are indeed quite nice. Many new hotels all around Palm - Fairmont, Sofitel coming soon, Rixos, others on Crescent so you can easily access them for meals....so in the evening, for example, you can eat well and not "leave" the Palm For some residents, a great sea view! Cons: The upcoming Nakheel mall will take a few more years... Golden Mile apts will soon look out to the Viceroy resort being built - goodbye nice views Yes Beach area is often not "up to par" chairs, etc but you do have a beach/pool downstairs unlike Marina and JBR residents I hope that helps.

Apartments on the right side of shoreline are in better condition to the ones on the left. Marina residence are nice and much quieter/more soundproof

New to this forum so just hit quote twice so you may have 2 replies oops Depends on the apartment block, but if you are thinking Shoreline, I think it is really run down now. Went there last weekend and walked along the beach front, very few sun loungers that weren't broken (except at the beach club, Riva) restaurants were dirty, sticky tables, food plates not cleared, husband said beer in Bidi Bondis tasted 'dirty', tiles missing off the communal bathroom facilities downstairs. Just a general air of neglect about the place - 3 years ago I thought it was fab but the lack of upkeep by Nakheel is really showing. Someone else will fill you in on the service charge nightmare some tenants have faced.

Went there last weekend and walked along the beach front, very few sun loungers that weren't broken (except at the beach club, Riva) restaurants were dirty, sticky tables, food plates not cleared, husband said beer in Bidi Bondis tasted 'dirty', tiles missing off the communal bathroom facilities downstairs. Just a general air of neglect about the place - 3 years ago I thought it was fab but the lack of upkeep by Nakheel is really showing. Someone else will fill you in on the service charge nightmare some tenants have faced.
