Well if RERA has confirmed that wat they've done is illegal, you could actually go to their office and threaten to call the police as they've basically committed fraud, by putting a clause in a contract to obtain extra monies by illegal means.

An update on this. So the agent didn't send us that article proving that what he was doing was above board, like he said he would - funny that! Anyway, I called RERA this morning and they told me that it is in fact illegal for any Real Estate Agency to charge a tenant any administrative fees to renew a contract. It's too late for us as DH signed the contract with the clause in it, and the Agency is not backing down, but I hope this helps anyone about to go through the process. Still going to lodge a complaint with RERA against this agency once we have the keys etc. Won't let the thieving b*ggers get away with it.

It was in my tenancy contract that when I renew I had to pay 500.. I refused to pay it and I did read the gulf news article a while ago and the Agent then removed the clause altogether ! I registered my contract with rera myself and paid about 200 if I remeber correctly.

... a tenancy contract automatically renews if you dont follow the correct procedure for time and notice periods on your contract so its important for someone who is registered to check your tenancy . BBCB is right. We were lucky to figure that our after our landlord give us a 2 weeks notice to move out of our flat.

I'm pretty sure we have that in our contract as well :(. Which agency did you use? And is yours direct from Dubai Properties or through a private landlord? We originally rented through DP but a couple of months after we moved in they decided to give our villa to a private landlord in exchange for other properties he'd bought that aren't being built. So I guess the private landlord will be doing the tenancy contract next year, and I'll be trundling along to RERA clutching a copy of the Gulf News article! Our landlord was also given the villa in exchange for another property that didn't eventuate. Don't think it's the same landlord though as the agent said he only has one villa in Al Waha. Can't wait to see what article the agent sends us tomorrow to prove that what he is doing is all above board.

tis true Nutty ! all tenancy contracts must be registered by law through Ejari which is RERA - The cost is 160AED - its actually the responsibility of the landlord or his agent to register the contract .. the cost can be down to anyone .. I know companies or master developers who charge this to the tenant .. if you refuse to pay .. the contract wont be registered with Ejari and if you have hassle with your landlord .. if your contracts not registered RERA will not be interested in your case ... best to be on the safe side and pay the damned thing .. as for renewal fees .... there is a bone for contention .... the agents/companies charge this .. if you deal with them to renew ... bear in mind ... if you have the landlords details ... you can deal direct ... but you will need to reprint and resign and check the details yourself ... and before I get shot down in flames ... a tenancy contract automatically renews if you dont follow the correct procedure for time and notice periods on your contract so its important for someone who is registered to check your tenancy .

I actually contacted Ejari about this and it is the tenant's responsibility to pay not the Landlord but I was asked for less than 200AED for it. Who is Ejari!!!! never heard of them. It;s the rental/lease part of RERA they deal with all rentals in Dubai ejari.ae

My agent added this into my tenneants contract too and i was mad! As they wanted to charge both of us but on the side she did tell me that the landlord can print off the contract form the Ejari website and sign for free and return. They basically cant really follow it up.

I have just had my tenancy renewal fee reduced from 1000 dhs to 160 Dhs as I quoted what I read on the Gulf news article. Just call them and say you will discuss with Rera if this fee is actually necessary/compulsory, thats what I said to the agent and I got a text 5 mins later saying 160 Dhs will be fine. Agents dont want Rera on their case but try this on in the hope that tenants arent aware of the law. Stand your ground on this one DH sent the agent the Gulf News link - the agent was fully aware of the article but says it is not correct and has been superseded. He is apparently sending us the details of the most recent article so I'm just waiting for that. He's standing his ground that the AED1,000 fee is all above board.

We are about to sign a new tenancy contract but they have put a clause in saying there will be a AED1,000 admin fee to renew the villa each year. Has anyone else had this? I guess there's not much we can probably do though as we really want the villa and at the moment it doesn't sound like the agent will budge. Just feels like they are taking the utter p*ss. Arrrgghhhhhhh :( the bank charged us last year,new rules came in, it was 200 dhs for renewal of a private let and i think it was 500dhs for a company let.

"Rera has not had any complaint in this regard, but tenants who face such demands should head to Rera and submit complaints. Our team will investigate the cases," I would complain to RERA and see what happens, maybe you'll get it back, but if not at least the dodgy agent will get a telling off!

Nothing for him for a looooong time. Bleedin idiot. Incase anyone else is in this position, I found this: http://gulfnews.com/business/property/uae/maximum-fee-for-tenancy-renewal-is-dh160-1.877583 They shouldn't be charging more than AED160 to renew a contract. We, on the other hand, will be paying AED1,000!!

This is the payment to register your tenancy contract. We had our landlord tell us we needed to register our contract and it would mean we would need to pay the Dhs. 1,000. As far as I have been advised your landlord is suppose to pay this.

Sounds like a scam...... I'd call Rera and check - as far as I'm aware you can renew with no fee.
